We have been told that it looks like our building plans won't affect any Sydney Water infrastructure but more investigation is needed by a water service coordinator which will cost us $800. It was the same for us. after how many weeks you got Sydney Water Approval or clearance that your plan won't affect Sydney Water Assets ? We had a provisional cost of $6k in our initial tender and now the builder has hit us with an extra $13k for it! They estimated $6k and the actual came back at more than 3 times that amount - over $19k!! Has anyone had similar experiences? Is there anything we can do to fight this? Long story very short .. 4 months ago I did my own assesment with in the guidelines of the RFS and actually was out there with the builder and measured all that had to be measured ... like 30 metres with in the closest tree .. 40000 litres of water from our pool, 5000 litres rain water tank .. the list goes on and I came to a BAL 12.5 to 19 I put that through and it passed my house is now approved by council etc .. until last week i recieved a variation from my builder saying thats council states its a BAL 29 ..... and additional 15k to the build ... I lost it completely Anyway I went to the council on Monday and said I want to dispute a section 96 on the BAL 29 That was fine but by doing that it would delay my build by additional 6 -8 weeks by the time it goes to the RFS for assesment etc ... but then they said there will be no gaurrentees that it will drop below a BAL 29 ... so I said screw it not worth it ... Now why it is a BAL 29 is because the contour and slop of the land bush across the road is a threat .. they recon their fire programe model if there was to be a fire houses would be in the flare zone coming from the reveen or valley ... They recon houses further down on Saltwater cres like lot 71 etc should be a BAL 40 cause its deeper into the valley etc Sad thing is across the road where the bush is its proposed to be a proposed development for more homes .. but who knows when and if it will ever happen Any way I wish you all the luck if your trying to submit a section 96 to the council but doesnt look promising ... if you need names and number of the guy i am dealing with at council let me know I will post it here so you can follow it up with him Petercurtis You able to contact the certifier and get a copy of your structural plans, if they are not in your contract.
