What is your setback on your block? Have you measured it? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Well according to this it is 5m to the start of the porch... I need to go tomorrow and measure it, I'm not really good at looking at distances and knowing them but it just seems awfully close... I mean it doesn't really bother me... all it would mean is that my backyard is bigger and I can't complain about that! We are asking for a setback of 4.5m Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Building the Waldorf Grange by Porter Davis 70Sep 27, 2016 12:24 am Waldorf_Grange_Build bd3watson chaks9298 Hi Yes have emailed my BC regarding this and emailed waldorf grange builds photos as well. Also, we had our pre-pour inspection today, it is bang on 5 Metres so the inspector was pleased!!! Link to the post on my blog: https://waldorfgrange.wordpress.com/201 ... ion-fixes/ Our developer guidelines say front setback is to be 4.5m (with a maximum of 5.5m) from the front boundary as well as garage to be within 5m (with a maximum of 6.5m) from the front boundary. As per above picture the garage is already going to be over 7m from front boundary which we got approval for so couldn't afford to bring house back any further on the block. I'd rather have more room in the back yard so not fussed. Also the block of land we choose has a traffic island right out front with a single lane access. This means our nature strip curves out towards the road giving the illusion of a larger front yard. I am hoping that the carpenters were just laying the stuff out... I didn't actually go over and try and move the wood... which is possible, maybe it will make it easier when they start after the long weekend... I guess time will tell... I did go and walk on the slab and none of the wood had been fixed to the slab so it must have just bees roughing it out... However come Monday they were hard at it... they have mostly completed the bottom storey and have used some very large metal beams for support which is reassuring, I think... So how long in the end between when concrete was pored and they began drilling into it? Was it super exiting getting notice that now the land is finally yours? Any indication from PD as to when they might start? Was it super exiting getting notice that now the land is finally yours? Any indication from PD as to when they might start? Yes land settlement went through smoothly. We also had to pay a $900 'Community and Infrastructure Levy' to the local council before they will issue any building permits. PD won't start as we have not signed the contract. We want a physical termite protection barrier not chemical protection and we have been waiting since August for them to confirm that is possible. It says "physical or chemical" in the existing contract but they always default to the chemical protection. We'd like confirmation we will get the physical and that is holding up the signing of the contract. Darbecca also said don't sign contract unless you have the post contract variation there at the same time (as many errors were spotted at our contract appointment but they wouldn't change the contract). So we are still waiting for the post contract variation to be presented to us with the contract so we can sign and proceed. Wow that is terrible about the insurance! I guess ideally proof of insurance should be provided prior to first deposit but I'd imagine they would refuse to be out of… 17 14232 There isn't any need to. As I wrote previously, there isn't a set term, there is just commencement based on earlier of contract signing or building permit issue and… 24 13383 Three options 1 Ask the liquidator 2 Find another PD customer and ask the source of their report 3 Pay for new report 3 6491 |
