We did notice that the Pepper brick at the Austral brickyard is more brown than grey compared with the previous Pepper bricks that were used in the houses we drove past. So it should be interesting how it will look when we start building Metricon Liberty 45 in Ryde NSW viewtopic.php?t=82846 Build thread: Metricon Liberty 45 in Ryde, NSW Re: Metricon Liberty 45 in Ryde NSW 131Sep 20, 2016 5:44 pm We just completed our demo. Now in the same boat as you, just waiting for council approval. Should be interesting to see who gets on site first! Re: Metricon Liberty 45 in Ryde NSW 132Sep 20, 2016 6:51 pm Hi Dulie, I think we will be encountering some delays with our approval unfortunately Just got a letter from council this afternoon requesting some changes to our stormwater system, and raising some privacy issues that will require glazing of our family and sitting room windows. We really don't want to have big ugly glazed sitting and family room windows so will need to see if we can get away with higher fencing Metricon Liberty 45 in Ryde NSW viewtopic.php?t=82846 Build thread: Metricon Liberty 45 in Ryde, NSW Re: Metricon Liberty 45 in Ryde NSW 133Sep 20, 2016 7:12 pm Quirmeball1280 Hi Dulie, I think we will be encountering some delays with our approval unfortunately Just got a letter from council this afternoon requesting some changes to our stormwater system, and raising some privacy issues that will require glazing of our family and sitting room windows. Obscure looks awful, I'm really struggling with it - Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Hope council don't make you do it. To leisure room upstairs and 2 bedrooms:-( And like you I had to do one side of my balcony and M suggested nice timber louvres so hopefully it will still look ok. Apparently some councils allow a privacy tint to be placed on the windows - we all know what this means for post hand over:-) My Phoenix by Metricon in Melbourne viewtopic.php?f=31&t=83584&p=1570829&hilit=my+phoenix+by+metricon+in+melbourne#p1570829 Re: Metricon Liberty 45 in Ryde NSW 138Sep 25, 2016 5:52 pm Thanks all, we are really against the obscure glazing for the large sitting and family room windows. Our land slopes from left to right. So we decided to go a bit out there and flip the back part of the house so that the family and sitting room windows face the higher side of the land - that way the fences will sit higher and should overcome any visual privacy issues We will need to put glazing on the stairwell window but that's ok, as Sophie said, we save on blinds We've run the idea past M and they are understandably reluctant to redraw the plans at this stage but think it may work. M will run it past Council to see what they say and then there will be 4-6 weeks delay to basically resubmit the application with updates BASIX and stormwater plans. We will also need to get the landscape plan updated. The pain point for us is why M didn't pick up these privacy issues before we submitted to Council as it is crystal clear in the Council's publicly available DCP what the requirements are for visual privacy. I hope M will be fair about our delay charges Metricon Liberty 45 in Ryde NSW viewtopic.php?t=82846 Build thread: Metricon Liberty 45 in Ryde, NSW Re: Metricon Liberty 45 in Ryde NSW 139Sep 25, 2016 8:30 pm Damn, I hope it all gets solved for you soon.
