Re: JG King modified Heywood 225Sep 09, 2016 4:19 pm Yay You are now land owners Whoop Whoop!!!! I drove past down your estate yesterday and checked out the new stages!! they look very nice I love your thick long grass!! What number lot are you? We did our land separately to the build and I think it did take a few days for Westpac to take our land deposit but with the build they didn't take it they just made us pay direct to the builder through the progress payments and once all our money was used then they paid out the rest of the invoices. I bet your family is over the moon with what's about to begin!! Enjoy some nice wine to celebrate and we all cant wait to start watching your build Re: JG King modified Heywood 226Sep 09, 2016 4:34 pm Thanks. Hubby has been tasked with bringing the bubbly home! Ours is the one with the most trampled grass because we've been there so many times already . No. 91 second last on the right, same street as your friends. I was so tempted to mow the grass before the rain but I thought that might be a touch too weird since we didn't own it yet . It's so long up the back that if I don't do it soon we'll struggle to get through it . The Boutique display (and presumably the home buyers) is opening tomorrow so we'll be back to check that out. Re: JG King modified Heywood 227Sep 09, 2016 4:51 pm I just read my boutique email saying it was opening tomorrow so guess who will be visiting too Poor hubby has no choice :-p We might see you there, ill be the one wrangling 2 feral boys haha We didn't have the problem of grass ours was over summer so it didn't grow more than an inch. I bet you'll be out there proud as punch mowing your land Congrats again xx Re: JG King modified Heywood 228Sep 09, 2016 5:59 pm Congratulations thats awesome now the fun begins! Re: JG King modified Heywood 231Sep 16, 2016 2:02 pm Feeling like I might need some house retail therapy this weekend. We should have received our drawings earlier in the week but haven't heard anything . I have arranged a babysitter for the contract signing on 27th but it's not looking good, I can't see them being ready. I shouldn't have got my hopes up. The speed at which they said things were going to move now did seem too good to be true. Hopefully they have just forgotten that they said they would send them to us and they done and with the engineers. Re: JG King modified Heywood 232Sep 16, 2016 3:46 pm Retail therapy sounds like a fantastic idea! Ive found its either full steam ahead or nothing happening with building. Its quite frustrating at times. Id say your contract will be good for signing on the 27th. Re: JG King modified Heywood 233Sep 16, 2016 4:59 pm Got an update! Drawings aren't due until next week now. They are still working towards the 27th but drawings, engineering, estimating for site costs and then getting the contract to us to read first seems a very big ask . 6 working days to go! I see your friends have moved in! First G Fyansford residents! The little king house is still sitting doing nothing. Not sure what the go is there but it's a worry. The rain and flooding has stopped me riding down since Monday so it's been a slow week. Drove down last night but I'm missing the exercise, it keeps me sane I think Re: JG King modified Heywood 234Sep 24, 2016 12:53 am So we finally got our updated drawings with the land info late this afternoon. Obviously we won't be having that contract appointment on Tuesday. The following Tuesday has been suggested but the time doesn't suit us so we will have to work something out on Monday. I was really hoping if it was postponed it would still be next week. My patience is really wearing thin. It's been a really long week, school holidays probably isn't helping but it's mainly the waiting. Add to that the pain of watching all the custom builders doing raft slabs in our estate whilst knowing we have picked one of the few builders insisting on screw piles and I'm almost at breaking point. We're happy with the proposed cut and fill, pretty much exactly what I was hoping for. Looks like a small (and I mean almost silly small) retaining wall is needed on one side at the back. I dread to see what they will try to charge for that. Our site works are already going to be up there so we have always planned to push to organise any necessary retaining ourselves. We'll see how that goes. Oddly the sideways fall on our block seems to be even less than our developer plans indicated (ie none at all) which is great but you would swear standing on it that it was more than the plans showed. It's bizarre. The boundary wall height is now even higher, as I knew it would be since it's on the filled part of our site. They haven't made any attempt to lower it by stepping the side parapet or dropping the garage. So we will need dispo. It is so far over I'm worried we won't get it. I'm not sure at what point it just becomes too high or what happens if we don't get it? So many questions and we can't ask any until next week now. They have a knack of sending through info late on a Friday so we have stew on it for the weekend. I'm feeling incredibly frustrated! I actually lost my cool and kicked the outside wall of our house while I was hanging washing tonight and I'm 90% sure I've broken a toe . I'm such an idiot. I had to laugh when I finally admitted to hubby what I had done. I'm not normally one for taking out my frustrations physically but our neighbours over the fence are always outside so I was trying to not yell and scream. I think I've learnt my lesson . I also have a cold sore that I've been blaming on the build now I can add a broken toe to that and we haven't even started . Re: JG King modified Heywood 235Sep 25, 2016 9:09 am Wow sounds like to many questions not enough answers. Hopefully you can see though the mud next week and get clarity. The hope the side height is still ok amd you dont have to redo plans again. Remember to breathe you are almost at the build stage. I had to giggleabput your toe too its something I'd do hope its not to sore. Our Build Thread - JG king Memphis Re: JG King modified Heywood 238Sep 25, 2016 10:22 pm After looking at the forecast this afternoon we rushed down and gave the block a hair cut! The retaining wall at the back is 1m high and the grass was almost covering it! I wish I'd taken a before shot. I said two weeks ago that if we didn't cut it soon we would struggle and it had probably doubled in length since then. It was tough going! Havent had to do ours yet and there isnt much grass after the builders have done there thing. Our Build Thread - JG king Memphis Re: JG King modified Heywood 240Sep 27, 2016 7:34 pm So after hoping that if the contract signing was delayed it would still be this week, then next Tuesday being suggested, now we are looking at some time the following week . So contract signing will now be more than a month from settlement day, why the 27th (2.5 weeks) was ever booked I will never understand. Apparently with the 27th booked they were supposed to work to that date, yeah right! Clearly no one else within the company takes any notice of this. We are able to go ahead and apply for dispo now which will hopefully save a bit of time. But it is a roughly $500 gamble because we still don't know how much the site works will be and if they come back crazy high we won't be continuing. Unfortunately we haven't met our neighbours yet. If you're out there pretty please fill your comments form out quickly . I can't wait until I have some positive updates. The rollercoaster seems to be stuck at the bottom. I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
