In 2018 the Schofields Station is very close. Marsden Park Golf Academy Regarding EBH throw this question to the forum 'Who else is building with Eden Brae'. It is my preferred builder. I believe that this EBH House and Land package won't be advertised for long. Hi Kaycee, I was lucky enough to secure Lot 2219 with EBH and are in the early stages of the process. Do you know what stage this lot is in and how I can monitor the progress of land registrations in each stage ? It is advertised to register in April next year. I've been hearing mixed reports that there will be the usual delays to the land registration date, however EBH advise that things are currently on schedule. Any idea how previous land registrations in Elara have been progressing and whether there were any significant delays ? Any feedback and assistance is most appreciated. Re: Stockland Elara at Marsden Park 1606Sep 08, 2016 5:53 pm Hi all, Great to read up on people's progress so far. We are building with EBH due to begin construction Sept 30th. However, registration is still processing. We were told April-May 2016 registration and we are now in September. So, I highly doubt that it will be registered prior to the end of the month. Apparently, there are still 6 lots in Stage 12a that are waiting on registration. We are lot 1296 on Frontier Ave - unsure if we have any neighbours? I drove passed our lot on Aug 21 and lots behind us had slabs down, drove passed the other day and their frames are up - all the while we are still just grass and dirt. First, we were told April/May 2016, then told last August to then be contacted again and told mid September which doesn't look promising. Luckily, we are trying to see the positivity in it somehow. But, I have been constantly emailing and calling Stocklands for updates etc as I called Blacktown Council and LPI and the experience wasn't worth it at all! We were told last week that linens were out of council and that lodgement with LPI will happen at the end of the week. So, I thought ... YAY that's something. Then was told it will take another 6-8 weeks and so the waiting game continues. It's frustrating to see progress on the homes around us and that we are sitting ducks but hey, what else can be done? Fingers crossed something happens soon and fast. Especially, when all paperwork, plans, documents are all signed and ready to go with EBH and I received a call from them saying, 'We went to lodge your plans and got knocked back because your land is not registered yet so we just have to wait." *sigh* Thanks for being on your game EBH and for coming through so far. Anyone else in the same boat? I just hope this all gets sorted! I want to be on that build journey. I'm over the dirt phase! Also, if we have neighbours Stage 12 (Lot 1296) Frontier Ave! Re: Stockland Elara at Marsden Park 1608Sep 11, 2016 6:30 am @Everyone with EdenBrae I have built with EB sometime back and would like to give you guys a bit of my experience. 1) Read through the inclusions very carefully. They do not include items such as tiling in Patio and Alfresco, cupboards above benchtop in the kitchen, no door to Ensuite etc, which most other builders do. So if you are to compare Apple to Apple, make sure you factor it in. 2) They are a big builder, so their attitude to customer service is different to that of smaller builders when dealing with them after signing the contract. 3) Material Selections - This has been out-sourced to another company. Most smaller builders do it in-house so you get a bit more attention and advice with regard to colours and finishes. Happy Investing ! Re: Stockland Elara at Marsden Park 1609Sep 11, 2016 7:56 am We are building with EBH and construction will start soon. We are happy with the customer service we are receiving as of the moment. They tried to explain everything included in the tender and contract. They are even pro active in changing some detail without extra charges.Tip is ask as much detail as you can to minimize suprises later. We have some suprises but minimal. Any issues we have were attended ASAP if not immediately. The people on the selection process are pro-active in giving design ideas. Whether the advise they gave are good is yet to be determine. My opinion is that the experiances differ depending on the CSO handling your file and the people you have on the selection process and your personal expectation. We are hoping we would get a good site supervisor later. Having that will be a wonderful building experiance for us. I'm planning to go ahead with Masterton on 1668, but it looks like they can only do a detached garage, which all my experienced friends are advising against......still awaiting layout for attached garage, which if possible, might push the house further from the road and no alfresco...any advise or feedback on this from fellow corner lot owners ? I'm basically looking at this as an investment, should that be a "doesn't really matter much"....or anything important to note with the builder... I am new to Elara and new to House buying in Sydney . So wanted to cross check few details from any knowledgable users. 1) Can I know the set backs for corner lots . From the house design that they have on that lot I can see ( 3m on Back , 6.5 m on Front , 2.2 m on second street , 1 m on other side ) . This means I should not construct or build anything in that place . My building should leave on all sides the respective free or vacant side. Am I right in saying this . 2) What are fencing rules for corner blocks especially on primary frontage street and secondary street . I am little concerned if I will loose any of the land registered due to fencing on secondary street . Lets say if I my land is 435m , after the fencing I should have approx 435 m inside the fence as my land . As it is a corner block do I need to leave any of my registered land outside the fencing is my question 3) They said I have to go with Split Contract , first with land for Stocklands and Second with the builder . The land is ready for registration . Will I face any banking restrictions if it is a split contract. 4) Do you guys have any plans of the proposed k - 12 school . Say the entrance , parking entrances , exits , noice ..etc . My preferred lot is very near to the school . Wanted to know if some one has any view if we buy the lot opposite to the school due to crowd , noice , traffic and privacy related ?
