Browse Forums Building A New House Re: JG King modified Heywood - Titled! 201Aug 27, 2016 12:40 am Settlement will be on the 9th. No access today, both gates still padlocked . I wasn't really expecting otherwise. I did see a soil tester drive in, sit in his car for a while, then leave again. I'm guessing he was hoping it would be open too. Re: JG King modified Heywood - Titled! 202Aug 27, 2016 2:47 am Gosh that must be infuriating, the land is ready there is nothing more for them to do. Why delay and cause frustration for the land owners and builders when it's not going to change anything for them. Bet the 9th can't come quick enough for you now Re: JG King modified Heywood - Titled! 203Aug 29, 2016 5:19 pm There was no sign of the fence being moved when I visited this morning. I've sent an email asking about clause 22 of the contract again, waiting on a response. Interestingly there were 3 little piles of dirt on one of the lots behind the fence. It seems someone has got their soil tester in already! I don't know how they did it but I hope they don't stuff it up for the rest of us. They first started to really crack down on people sneaking in when a huge real estate for sale sign somehow got erected behind the fence. I fear that if they know people are still breaking the rules they'll keep it shut until settlement. On more positive news the first of the displays finished was getting it furniture delivered today so it shouldn't be too long until it opens! Re: JG King modified Heywood - Titled! 204Aug 29, 2016 6:14 pm Hope the gates come down soon someone will always find a way in if they want. Our Build Thread - JG king Memphis Re: JG King modified Heywood - Titled! 205Sep 05, 2016 12:12 pm Finally after much badgering we have heard this morning that the fence will be coming down this Thursday. Only 2 weeks later than they last said. In accordance with our contract if we want to inspect before then they will arrange for the site manager to meet us on site at a specified time. We've waited almost 18 months already we'll wait another 3 days. We have already let admin know that we have access for soil testing from Friday and they had already been in contact with the tester last week to see if they had any info on access so we are hopeful that it will happen quickly. So hole watch starts Friday! Re: JG King modified Heywood - Titled! 206Sep 05, 2016 1:07 pm finally woohoo, now it can get rolling. You'll have holes in the ground before you know it. Our Build Thread - JG king Memphis Re: JG King modified Heywood - Titled! 208Sep 06, 2016 12:34 pm OMG OMG OMG!!! The fence is coming down! Someone has finally under promised and over delivered! They had a few panels down and all the tops undone by the time I left. Hubby said I had to get out of there before I went in without him . We will be back after work tonight with the kids. I can't believe it! I actually feel emotional (and ridiculous). I'm not a crier but based on they way I felt all ride home I think there might be few happy tears tonight. There has been so much build up to this point! What am I going to be like when we actually start building? I won't be surprised if they don't open the road yet but thin air isn't going to stop pedestrians . I was feeling pretty crappy about transferring the money out of the ING for settlement on Friday, I felt like all the hard saving was just going to disappear into nothing, but now I'm over the moon! Take our money, give us our dirt! Re: JG King modified Heywood - Titled! 209Sep 06, 2016 12:53 pm lol I remember the same feelings funny how happy a piece of dirt can make you. Its finally happening wohoo! And even more exciting to have soil tests already done 😃😃 You can really feel your excitement from your photos hehe. Bring on settlement day now Re: JG King modified Heywood - Titled! 215Sep 06, 2016 7:06 pm Yay! soil test... such a lovely estate..good choice Re: JG King modified Heywood - Titled! 216Sep 06, 2016 7:32 pm We're so happy! I can't believe the soil tests had been done already! We told them it would be open from Friday. We couldn't find any other tests besides the block that was mysteriously done last week so we're off to a quick start! The kids took their scooters and had a ball hooning around on the empty streets. There's enough fall to get a bit of speed up but not too much! I can't wait to take them down on their bikes this weekend! Re: JG King modified Heywood - Titled! 217Sep 06, 2016 8:33 pm Woohoo congratulations on getting on your block and soil test already done double woohoo! Our Build Thread - JG king Memphis Re: JG King modified Heywood - Titled! 218Sep 07, 2016 1:32 pm It's all happening! Got an email last night from admin to say that they would pass on the info that the block was ready for testing Friday. So we sent one back saying already done . We got a detailed timeline on when everything should happen this morning. Starting with soil test results back tomorrow! Ending with a contract appointment on the 27th!! It all seems optimistic to me but they seem to think it's all going to come together by then. Painfully our preapproval for the house expires on the 26th. I'm going to contact our broker to see if there is any point in us trying to move the contract appointment forward or will it not make enough difference to bother putting any more pressure on. :-D:-D Re: JG King modified Heywood - Titled! 219Sep 08, 2016 1:54 pm Geotech is back. All as expected. Class P due to the fill and soil H2. No surprises there. A BAL rating of 12.5 was a bit of a surprise though given we're not even in a BAL assessment area! Someone mustn't have checked the map. I didn't realise it was even being done. Kings include 12.5 anyway so it makes no difference to us. Next stop drafting to add the land info, then it's passed to engineering. Re: JG King modified Heywood - Titled! 220Sep 08, 2016 2:29 pm glad not a huge surprises, now hope site cost come back alright. Our Build Thread - JG king Memphis I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
