I love the door from kitchen to alfresco, the storeroom in the garage and the nursery/office location. Comments (and I will say these are only personal so take with a grain of salt). - I would make the back wall of the larder line up with the wall of the ensuite WC to increase it in size a tad. It would decrease the size of your shower though, but for me I'd rather a bigger pantry than to scrub extra shower tiles. - I'd make the wall between activity and dining solid and add in a door separating the back bedrooms from the living areas (something I actually wish we'd done!) For me I just think having an extra door to act as a noise buffer between sleeping children and us watching television on a night or rattling around the kitchen would've been smart. Alas, slightly too late for us to do that! - Get the widest front door you possibly can, especially if yard access (and thus, access to the wider sliding glass door) is restricted. We've realized that we might have a bit of trouble getting a specific piece of furniture through our front door and that we're closer to the side fence than originally thought, meaning access to our glass sliding door isn't going to be as simple as expected. Oops. Maybe see if you can increase from 820 to 920? - If you can, put a door on your linen cupboard, especially if you have pets or will eventually have a pet. Otherwise your cat will nest in there, your dog could chew everything and any clutter could be on display (personally it would drive me bonkers.) Everything looks great and really well thought out and as I said, those pointers above are simply things I'd do. If you want any specifics on DAH costs we encountered (ie: upgrades to rangehood, doors, etc.) or want a sticky beak around our build site then just PM me and I'll happily try to help you out if possible. I love the door from kitchen to alfresco, the storeroom in the garage and the nursery/office location. It would decrease the size of your shower though, but for me I'd rather a bigger pantry than to scrub extra shower tiles. Yes the Larder was in line with the WC but we want a bigger/longer shower as we are looking to have 2 shower heads. One normal off the wall and the second a rain shower head off the ceiling. So for this to happen we made the larder smaller. But its still quite big and my wife likes it which is a good thing - I'd make the wall between activity and dining solid and add in a door separating the back bedrooms from the living areas (something I actually wish we'd done!) For me I just think having an extra door to act as a noise buffer between sleeping children and us watching television on a night or rattling around the kitchen would've been smart. Alas, slightly too late for us to do that! With this the wall between the activity and dining has an opening for which we are looking at putting in shutters. That way when kids do come along and they are in the activity room we will have visibility from the dining and kitchen areas. We are also looking at putting a glass door on the opening into the activity next to the powder room, so yes it will be there to act as a sound barrier - Get the widest front door you possibly can, especially if yard access (and thus, access to the wider sliding glass door) is restricted. We've realized that we might have a bit of trouble getting a specific piece of furniture through our front door and that we're closer to the side fence than originally thought, meaning access to our glass sliding door isn't going to be as simple as expected. Oops. Maybe see if you can increase from 820 to 920? With our front door we are looking to put in a 1020 door, to which we have been advised can be selected at pre-start - If you can, put a door on your linen cupboard, especially if you have pets or will eventually have a pet. Otherwise your cat will nest in there, your dog could chew everything and any clutter could be on display (personally it would drive me bonkers.) Thanks for this idea! Yes we do have a small dog and I can see on the plan it says opening, but I am pretty sure a door will be going on. I will need to double check this with the wife hehe Everything looks great and really well thought out and as I said, those pointers above are simply things I'd do. We drive passed your house when we go visit our block and to see whats been happening in the estate, and yours is looking really good! Your location across from the bushland and play area is really good! Hi SallyS, Thanks for your comments, we appreciate any feedback no matter whether it is positive or negative. We just had handover of our Dales home, you're in for a good ride. Loving the floor plan - big home! Are they letting you do the pool before handover? I love the corner that wraps towards the front door in your kitchen, kitchens are definitely my thing. Would you consider putting shelving along the back wall of your larder or is that for prestart? Tell me about the little store room, was that a loo? If I were you (which I'm not so welcome to dismiss the idea!) I would incorporate the store into your laundry, putting the sink and washer recess effectively in that space. Then I'd add a sliding door linen cupboard to that right wall and make the entry door to it also a slider so you can get in and out. I see you've got the big WIL but that could become your store room. Close proximity to your activity room would be great for toys/board games etc. Love the big living area and perfect spot for the TV, I also like your Ensuite and dressing room layout. All in all it looks fantastic Our Custom Dale Alcock build in the Village at Wellard https://forum.homeone.com.au/viewtopic.php?f=31&t=78620 Re: Custom Dale Alcock Build - Landsdale 11Aug 31, 2016 7:48 pm Me again, just a thought - upgrading the front door at prestart. We got told no structural changes at that point - changing a door size is structural so make sure it'll be ok Our Custom Dale Alcock build in the Village at Wellard https://forum.homeone.com.au/viewtopic.php?f=31&t=78620 Re: Custom Dale Alcock Build - Landsdale 12Aug 31, 2016 9:15 pm Wellard2ndTimers Hiya, Welcome aboard! All in all it looks fantastic Hi Wellard2ndTimers, Thanks for your comments, much appreciated So far our ride with DHA has been fantastic, our sales consultant has exceeded expectations in the work he has done for us! We will be completing the pool after handover. They just have the diagram there so we can gauge an idea of what size will fit and whats its orientation will be. The corner wrap in the kitchen is the drop zone, and we initially took it out so we could square off the dressing room. But then a 3rd time into the Aston display home we decided the dressing room was big enough and the drop zone not only looks good but will be handy for dropping shopping, a location for keys etc We have considered putting shelving along the back wall, but because we halved the size of it we thought just the sides is enough storage and there is plenty of room to walk in and move around. Haha yes the store room was the toilet! and the Powder room was the WIL. As stated by our consultant we had the worlds biggest WIL haha. We really wanted a powder room, and there wasn't enough room for the now store room to be a powder room. So we shrunk the WIL to accomodate a powder room. Which when we think about it now works well for the rear of the house for kids later on, and its close to the living and alfresco for when we are entertaining. I really like your idea of making the laundry bigger, but if we were to make changes to this it would mean changing walls and I am not to sure we can do that! I will have to double check with our consultant to see what can be done if anything. If it has to remain the same we will want to try and incorporate a bench into the laundry somehow. Yeah my wife and I are all for big open space living, as we like to entertain and having the kitchen, living, dining and alfresco all linked together makes it our perfect layout It pretty much took us a good solid 4-6 weeks to work it all out to what we wanted and our consultant was great with his assistance. In regards to the front door, we kept mentioning that we wanted a bigger front door, and we were told that it can be done at pre-start. Fingers crossed this is the case or we won't be to happy! We are at pre-construction at this stage, and are hoping to have contracts finalised by end of September! Then the really fun begins when we get the phone call to do our colour meeting and then pre-start.... - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - Our Custom Dale Alcock build in Landsdale https://forum.homeone.com.au/viewtopic.php?f=31&t=84665 Re: Custom Dale Alcock Build - Landsdale 13Sep 01, 2016 12:12 am Welcome to the forum. We built a custom Dales, combination Stoneleigh/archipelago and loved the experience. Definitely had its up and downs but can't fault them on customer service. Really like your plan and especially the door into the alfresco and the powder room. Wish we had done a powder room. I love the opening between the living and games room where the shutters are - still one of my favourite features of the home. Good luck and looking forward to following along . Re: Custom Dale Alcock Build - Landsdale 14Sep 01, 2016 9:42 am You have a very nice plan there! Love your WIL and your kitchen and dressing room! I agree with all the comments above. And I would definitely be doing something to that larder. One thing I know, is that you cannot have enough storage. I would possibly make the shelving go the full length, and not have it a walk in. If that makes sense? Re: Custom Dale Alcock Build - Landsdale 16Sep 02, 2016 10:12 am jpmontoya Which way is north ? Also if possible consider getting a double stacker to alfresco Hi jpmontoya We have a south facing front and north facing backyard I don't think the stackers will fit into our budget haha At the moment we plan to have a 4 door slider to the alfresco All will be known when we go to pre-start in a few months... - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - Our Custom Dale Alcock build in Landsdale https://forum.homeone.com.au/viewtopic.php?f=31&t=84665 Re: Custom Dale Alcock Build - Landsdale 17Sep 02, 2016 6:08 pm Ah cool... Yep based on direction, I would suggest try and avoid bigger windows towards the west unless you have a house on that side to protect you. Also stick with 31c in alfresco, i made a silly choice of dropping it to 28 kinda regret it now indoor outdoor living is here to stay. Re: Custom Dale Alcock Build - Landsdale 18Sep 06, 2016 5:19 pm A quick question for opinions and comments Awning or Sliding windows for the front of the house? Also did people have a choice or choices when it came to designing the front elevation of your house through the builder? - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - Our Custom Dale Alcock build in Landsdale https://forum.homeone.com.au/viewtopic.php?f=31&t=84665 Re: Custom Dale Alcock Build - Landsdale 19Sep 06, 2016 5:26 pm Awning!
