I had to got see the council the other day about a few other issues, he asked me in the conversation if I was going through DA or CDC ( private Certifier ) for building , I said I am going DA with a home builder , and I said I wished I went through Private Certifier about a few things on the house , he simply responded back to me , 12 months ago that would be the better option, but at the moment we have that many DA and CDC to go through that there isn't any faster way, as there is an influx of homes to be built that they are about the same time getting approval either it be through a Private certifier or DA , As for the BAL report I downloaded the documentation from the website and then filled it in myself and then handed it in to my Builder , which have submitted with the house plans to give to council , I came out with a BAL report of 12.5 and I purchased a property on Saltwater Cres across the road from bush , but meets all the requirements with in the BAL to be a 12.5 Hope this helps Dan Re: OAK TREE ESTATE EAST, North Kellyville 51Sep 27, 2016 10:43 am Thanks very much Dan really appreciated your help. My Contract has been signed on june 2015 and builder has not mentioned about the rain water garden. Now he is charging me around 6.5 K extra to build one. I am not sure if he had missed in the contract and now he came back to ask money for it. If this has been introduced after i signed the contract then what should i do? Also what should i do if they have missed in the contract and now they are asking to add as an extra tasks. Thanks in Advance. Re: OAK TREE ESTATE EAST, North Kellyville 54Oct 26, 2016 6:34 am Nik, When we purchased the land back in early 2015 , we were given the rules and regulations on building a home in North Kellyville and at the time it did mention about the Rain garden , which was a concern for me of a waste of space etc , But unfortunately what ever it states on 88B it has to comply with the rules , and the rain garden is unfortunately on there as well.\ I don't know what happened between your builder and yourself with what was needed at the time , but they should of picked this up at the time when building the house with the building requirements and also finding this out with the council. But unfortunately its a price that we all have to pay for something we don't want , Either all if your builder doesn't build and charge you for the rain garden , you will have to folk out the money for some other plumber to complete the job regardless Regards Daniel Re: OAK TREE ESTATE EAST, North Kellyville 55Oct 26, 2016 9:12 am Thanks Daniel, I had talked to David (Searchfield) about this and he told me that the builder should have known this as this is compulsory in this area. I have a space for this and it is fine for me to put in a right place. Only concern for me is if they have told me this prior i should have included this burden of extra cost in my loan. It is a mistake from their part to not included in the HIA Contract before we signed it. Now they charge it as a variation.I will have a conversation with them. PS : I am at lot 74 Saltwater crescent.
