We have a lot in Harcrest stage 6. Carlise decided to refund us the deposit and not build for us giving us the reason that the land fill is too deep. Our land fill is about 15 meter deep. NOw we have to look for a builder all over again...very frustrating Hi Novice 000, So sorry to hear that you cannot build your home with Carlisle because of deep land fill It's time consuming and big brain work to find a good home design and builder, isn't it? It's also not fair on you in term of construction pricing, as the building price has gone up a lot in the last 2-3 years. Have you found the right builder now? I am now worried about my landfill as well. My Geotechnical Investigation Report provided by Mirvac states that [i] a single borehole was carried out at the front of the Lot. This borehole has been labelled as borehole 9. in borehole 9, an approximately 12.0m thick fill was encountered....The site should be classified as Class 'P' in accordance with AS 2870-2011. However, considering the method adopted in placing and compacting the fill, th site can be re-classified as Class 'H2" We will be going for the colour appointment on Friday with Carlisle, so fingers crossed they are not going to reject us. We actually locked in the home design we wanted with Carlisle almost two years ago. Does anyone in Harcrest have land as Class H2? How much site cost could be based on this SOIL class? We had originally gone with Carlisle and had chosen colours etc, but just before tender they told us they couldn't build on our land due to the excessive fill and gave us our deposit back. We have now gone with PD and they have no issues with building on our land, however we don't know what the site costs are going to be, they quoted around 25k for a single storey. Hi luce_19, Thank you for the in above. We were interested with the home designs of PD before locking up Nevada wit Carlisle. I reckon PD has excellent floor plans. However they are bit pricy compared with Carlisle, this is why we ditched the the home design of PD that we liked, and gone with Carlisle. Which home design are you going to build? When are you going to start building? Having looked at display homes, we decided to go ahead with Metricon (Metro31). The final quote sums up to over 400k (including land and other cost coming around 960 k). Our concern is that this is way too expensive as a total package and we will not be able to sell for the same amount let alone get a gain if we sell. Who else has a small block and what builder/house did you decide on? Metricon also leaves the site cost open - we got quoted 40k based on current engineering of pinnacle stage but can be less if Mirvac delivers as promised with just 1m fall but can also be much higher depending on what they find when they can inspect the site. Our land in Harcrest has a fill of 13m. I hope we are talking about same thing. Hope all you the best Cheers, Greenapple Hi Greenapple, We thought the same thing regarding pricing, but when we were forced to re-look at display homes we found it was comparable and we actually like the PD house better so it has all worked out for the best We are going to build the montague design and hopefully will start in November, fingers crossed it all goes to plan! I have entered into a building contract with Boutique 1 year before which has a fixed site cost. But still with the condition of soil test result in a certain condition, hence not sure whether some extra site cost will occur? Finger crossed.... My current problem is: when land was settled in July, I was so happy, I thought we can start construction immediately. However, I was told by builder, any lots under 300m^2 will require an additional planning permit, which will take 3-6 months to get. Then another several months for the building permit..... Does anyone have the same issue as me? Just want to double check, my builder informed me the planning permit (they also called it town planning approval) is only for lots' area which is under 300 square meters.
