The guidelines are really straight forward. We followed the guidelines exactly and hence the plan was approved. Every single person we know in Oran Park who has followed the guidelines has had their plan approved. They can't knock the plan back unless there is a reason for doing so. We ended up having to change our plan because our front yard had more of a slope than we had thought once we moved in, so we decided to build a front retaining wall. We contacted them, they said no probs, re-do your plan and submit it. We did that and they came back straight away and said "yep, it is all good provided you do A and B" and that was it. There is no requirement that it be a professional landscape design, though if someone was planning on an extensive and complicated designs then yes a professional plan would be much better. Yeah, people simply don't follow the guidelines properly and mark things out clearly on their DIY version. Others do their own in paint that is not clear enough. Also, some guidelines for corner blocks are a bit more complex, particularity with fencing And again, people don't illustrate it correctly in their plan. You'll be surprised how many plans get knocked for things like not making notes on their plan regarding street tree removal if required etc. Other people simply cannot grasp the concept of it all either. (Or cannot be bothered) The developers are way more fussy with the landscape plan than they are with the actual end result. I have heard several people say exactly the same as you, that they are fussier with the plans then they are with the actual physical end result, which is so strange in my opinion. We did our plan by hand LOL, old school ha ha ha. But we did mark everything out, had a legend with the tree/shrub types etc and noted absolutely everything that is required in the guidelines, we figured it was better to be safe than sorry. After calling my electrician a million times to have the wiring installed prior to cement being poured - what day does he arrive? The day our driveway was being poured. He installed all the cables while the cement guys ad cement truck were waiting and watching. After a minute after installing cables, our driveway cement was poured lol. To be honest he's not a bricklayer but he builds beautiful superb feature walls that truly gives the appearance of your house so much vibrance. He is located at Wetherill Park, he came come and quote you. His work is remarkable. He has worked on a few house in stage 4B. He just completed a house on Larkham Street. He is also working sometime next week on a cousin's house. This is some of his work. The tiler guy you suggested tiled my entire house + alfresco and wet area ceiling height. Good bloke and decent rates. I am just curious to know the brick laying rates from others on this group. Brick finished letter box is I guess around $400 and it seems each brick laying cost is around $1 but I am in no hurry. Thanks again.
