June 2015- Starting looking for land. Hearts set on Warner Lakes, The Reserve. August 2015- Found land in Warner- almost went to contract. Land valuation came in low and was hindered by a large easement. We learnt lots about building regulations and easements. It didn’t feel right- we moved on. September 2015- Discovered Capestone at Mango Hill and fell in love with the vision for the estate. Registered as interested and started actively chasing large land options. Continued to wait in the hopes something perfect would come along. February 2016- Sales office advised that next release had large lots available and was able to show us a draft plan of release. We picked a few possible options from this draft plan. This was quite difficult as there was no details beyond basic measurements and no access to any type of disclosure plans. Selected and recorded top three preferences with sales office. March 2016- The day of one of our best friends weddings and the release happened. I rushed off to the sales office with half done hair while hubby was getting ready to be a groomsmen. Was able to access disclosure plans today and confirmed our preferences. March 2016- 5 days later after the sales office had allocated lots we were lucky enough to receive our first preference. We signed contracts that week and were super excited to be finally securing a great block. Contracts were signed on the block in March. This is what stage 17 looked like when we first signed contracts- not much to see! This means that the block is officially registered with the council as a residential lot and resulted in settlement occurring within 14 days of title registration. Another snap of how we were looking early June. The beginnings of a road and gutters, was fantastic to see the stage taking shape. It was so exciting to finally be able to walk on our block. Another surprise- Capestone was in the progress of building a rear fence down the back end of all the blocks, saving some cash here in future fencing costs! In hindsight this really helped us be sure of our decisions when it came time to make quick and sure decisions. We originally quoted through Coral Homes and really liked how flexible they were with their plans. However, after reading some horror stories we decided it wasn't right for us. We then moved to McDonald Jones Homes and fell in love with the Vienna design after quoting several other possibilities. The design was perfect, flexible and functional however the quotes were coming in quite high and there was no certainty in pricing of site costs (most items were costed as allowances meaning they could come in much higher and result in significant post contract variations) which left us feeling underwhelmed. Deciding we needed to quote additional builders we viewed countless display homes and quoted through Plantation, Metricon, GJ Gardner and StyleMaster with discussions but no formal quotes with Clarendon and McCarthy Homes. It would be very easy to get overwhelmed with so many differences between builders and it is hard to make any simple comparisons. We started with a process of eliminating, discarding those builders whose plans didn't have the greatest functionality. We then came up with a list of what were the essential elements or what we felt we couldn't go without. This helped us narrow down our list of potential builders and in the end Plantation won out. We had selected the Vienna Q1 design with Plantation for a number of reasons. 1. We wanted to be able to walk through a physical display home of the house we were going to build. 2. The Vienna had lots of flexible spaces which could cater for a changing dynamic over the years. 3. It was within our budget (especially with Plantations crash price promotion which reduced the base price of the home by a lot) 4. The 2nd, 3rd & 4th bedrooms were all of decent size (we found with a lot of 4 bedroom homes they were too small for a bed and a desk, let alone anything else). 5. The main living zones were open plan and opened out onto the alfresco zone towards the back of the house and our future backyard. All these factors led to the choice to proceed with Plantation homes and so far we are very happy with that decision. The Sales representative was able to provide a prelim quote and a provisional house sitting showing the Vienna Q1 sitting on our block. This allowed us to confirm the plan we liked would fit on the block and comply with setback requirements set out in the covenant for stage 17 (housing guidelines which we would have to gain approval within to build). Within the preliminary quote we were able to get a basic understanding of the costs of different aspects of the build. We were happy with the preliminary quote so at the end of March we paid a $1500 deposit to secure pricing with Plantation and move towards the authorised tender. The tender took a few weeks for Plantation to prepare then we met in April for the presentation of tender with a Plantation associate at their Springwood offices. During these few weeks we were also assigned a customer service representative (our first point of contact before construction begins) and provided with a log in for the online Plantation site with lots of reading and a way to track our progress through the build stages. This site has proven extremely helpful in providing information prior to appointments and aspects of our build process. This combined with countless hours of trolling through homeone forum posts and other blogs. The learning curve has been made a whole lot easier with reading other peoples experiences and we hope by recounting ours we might be able to help someone else! It was unfortunate that all appointments as part of the build process are conducted on business days at 9am & 1pm (3 hour time slots). This meant taking a day off work to travel from the Northside to the Springwood offices and allow for the three hour appointment. We really did not know what to expect of our initial tender appointment. In our minds it was the first time pricing (aside from the base price that we had locked in with our deposit) became a reality. We had also heard horror stories of people who had proceeded to tender (with lots of different builders) and then backed out due to the significant increase in costs from their preliminary quotation. Luckily for us this is not the way it turned out- despite some bumps in the road. Our first appointment lasted just over two hours and involved the Plantation representative going through the Authorised Tender documents, explaining each item and its cost and providing details of the sitting and basic requirements for the construction. It was a whirlwind of items, and numbers, and information and it was certainly hard to process. Anxiety built up that at the end of the appointment we would be asked to sign these documents without having the time to process and consider. Despite this anxiety we were not asked to sign our life away right then and there. We were given copies of all documents to take home and consider and this led to revisions over the next 3 tenders. Thus, it took us 4 authorised tenders to get to exactly where we wanted to be. Why so many? A few changes resulted from changing our mind on what we wanted, a few costed items came in too high and we selected cheaper alternatives, we had to re-tender with soil reports to change the slab and as we learnt more and reflected we made slight alterations to ensure the end product was really what we wanted it to be. As part of this process we also visited an information session at Cosham Studio’s- the Plantation colour design studio. This session provided invaluable information and assisted us in becoming more prepared for all our future appointments and revisions. We visited the studio an additional two times after this information session and also visited Plantation suppliers – Beaumont tiles, PGH Bricks and Carpet Call to view larger samples of some of the included options in our build. After our four tender appointments and countless changes and many many many decisions we have a final plan. Below is the standard Vienna Q1 Plan with the Flynn facade that we selected. This facade is the one on the display home in Ormeau and we really liked it so seeing it on the house made the decision a whole lot easier. Swapping the theatre with the master bedroom (and flipping the WIR & Ensuite) in order to create a more private master that did not overlook the street. $ 2. Adding a door to the new theatre in lieu of bulkhead and open doorway. $ 3. Increasing the size of the alfresco to the 'Grand Alfresco' option. $$ 4. Adding an extended laundry bench with 2 overhead cupboards. $ 5. Changing the robe in bed 2 to have sliding doors. $ 6. Altering the linen cupboard near the laundry entrance to be half linen and half broom for cleaning material storage. No Cost 7. Adding a window to the garage for ventilation and light.$ 8. Changing all windows (with the exception of single theatre and ensuite windows) to standard sliding windows rather then awning. This was a credit. 9. Changing the external door in the laundry to a sliding one to increase usable space inside the room. No Cost 10. Increasing the size of the front door to the largest one that would fit the entry way, thus reducing side light next to door. (Hopefully make moving in a lot easier!!) $ 11. Added cupboards above fridge recess. $ 12. Recessed the door sill for external stacking sliding doors from family to alfresco. $ Also changed from included promotional stained timber to aluminium. We were concerned over maintaining the timber stain and this was another credit. 13. Changed the window in the master bedroom from the original theatre window to a long skinny window at the top of the room. We were pleasantly surprised to receive credits on some items and have some items come at no cost. Additionally those items we did add or alter that incurred costs felt very reasonable and we did not feel ripped off or taken for a ride. For example the switch in the theatre did incur a cost, however only for the extra plasterboard to account for the large entrance that used to enter the theatre. This felt very reasonable and understandable. With all this in mind the end product came in around the same as our initial costing (some additions, some subtractions etc) which left us very pleased. At this stage all our site costs were assumed as the land had not yet been accessible for site survey and soil reports to be conducted. This meant our slab was assumed H1 and other site costs were not yet accounted for. In the first week of fences down our soil tests through Plantation were conducted. We were extremely happy when the report came back as M class slab and N2 wind rating- this reduced our site costs significantly and placed us under budget thus far. On the report the trees adjacent to our block were noted as potential influence on the slab and required further assessment. Plantation conducted this assessment and reports came back stating that the trees were outside the zone of influence and would not require additional piers or slab strengthening- another win! Since then Plantation has also conducted a site survey and Engineers report and we are now waiting for these final costings to be updated before we can go to contract and submit to council for approval. We are expecting these back within the next week. Today we went for a walk through Capestone and marvelled at the continuous development and changes. Stage 17 now has SOLD stickers on the blocks and is great to see our block with a Plantation sign, ready for stage one of construction. As seen in our previous posts we had previously visited colour selections studio- Cosham Studio's- multiple times, and also visited many of Plantations key suppliers to see larger scale displays of key components. We truly felt far more prepared for the colour selections and the associated costs having been to the studio's multiple times and would strongly recommend it to anyone approaching their own build. Prior to our three hour appointment slot we wanted to make sure we had a good idea of our colour scheme. We utilised lots of the usual apps: Pinterest, Houzz etc and trolled other blogs on Wordpress and on Homeone Forum. We also took advantage of some great online/in-store tools for customisation. PGH bricks has an online visualiser called Colour Touch They also have physical displays where you can visit and walk amongst medium size displays of the brick option. This was way better to get an indication of the brick colour and the discrepancies between bricks than just looking at the small samples in Studio. We found with all suppliers visited some are very helpful when you mention you're building with Plantation and others appear not to have time for you as you are not additional revenue. Mostly though we received so much help from Plantation and their suppliers alike and this made our colour selections much less stressful than it could have been! Again appointments can only be scheduled for 9am and 1pm- we opted for a 9am appointment and booked our electrical appointment for that afternoon. It was sure to be a big day but combining the appointments into one day allowed us to reduce time off work so that was a big plus! We also had to pay our second deposit with Plantation to order the working drawings for our house. The appointment started off with introductions to our colour specialist who explained the process of beginning with exterior selections and working through all the decisions throughout the house. To begin with the decisions felt a little rushed and we started to get panicky that we were going to have to keep up with fast paced decisions. However, once we started asking questions and slowing the process down our colour specialist responded and we felt way more prepared to be moving forward. We were really impressed with our allocated colour specialist and felt she provided guidance and expert advice that really assisted a few key decisions and helped with the overall vision. One key example of this was our pre-selected cabinetry colour for the kitchen - once we put it up against the colour scheme it came off with an extremely blue tone. With our colour specialists advice and showing her our vision using pinterest pictures we were able to move towards a much better colour in the end and one we were extremely happy with- but had not located ourselves. This demonstrates how fantastic the colour selections specialists are and how happy we were to have this support- I cannot imagine going through this process without this level of support! We can then choose to continue with the upgrade or drop down to a standard included item. We tried to limit our upgrades to items that would make a significant difference, not just in terms of appearance but also longevity and quality (especially the flooring). Some of these items we had already costed into our tender documents as we wanted an indication of pricing, especially for the flooring which we considered a large scale upgrade. This decreased the amount we were adding on to our contract price as part of colour selections and decreased any shock and awe! It also helped us stay within our budget and identify what was really important rather than getting carried away in Studio. Overall it was a fantastic experience and Plantation surprised us with a lunch voucher for the nearby cafe- we certainly enjoyed a free lunch on Plantation! I'm loving the way you have been articulating your thought process with the build/land selections on this thread. It resonates with similar thoughts and tribulations we've had as well. We are also in Stage 17, just down the road from your lot but on the opposite side, just before the new fences to Stage 18 which is under construction, Lot 1446 to be precise. We've just put down the initial deposit to build with Metricon, so hoping everything goes smooth.
