Browse Forums Building A New House 1 Jul 01, 2016 12:37 pm Hi
We are finally getting close to starting our build. We purchased our 1 acre block nearly 2 years ago. We spent a lot of money having the plans for our own dream home drawn before realising (like many others) that it was not affordable to build. So we have slightly modified a Hotondo home and we are quite happy with how it looks. I will post plans below. The builder says we should have contracts within a month and colour selections next week. I like warm neutral colours not greys. I look forward to sharing this journey with you. This is where we spent our afternoon. I can't wait until we are able to do this whenever we want. Re: Our New Home in Gippsland 5Jul 03, 2016 8:47 pm What a gorgeous and unique plan you have!! Following along, excited to see the selections you choose, do you have an idea of what you want? I found mood boards help me a lot when it came to choosing our selections. What a lovely spot you have, jealous of the fire GJ Gardner Modified Coolum 277 viewtopic.php?t=83643 Re: Our New Home in Gippsland 6Jul 04, 2016 9:05 am Thanks for replying Charlibear. I'm glad you like our plan. It is a hotondo plan, slightly modified. We like it because there is minimal wasted space with only a very small hallway and all living areas and our bedroom will be north facing with a beautiful view. We increased our Alfresco as we plan on spending a lot of time having bbqs and socialising with friends. I have a rough idea of what I want for my selections but more of an idea of what I don't want. I think I want a gully roof and paperbark windows. I think choosing bricks might be tricky because my husband and I like different bricks. I would like a mostly white kitchen, with warm features. Large tiles in the bathrooms and laundry with beige or brown tones. We are supplying our appliances, fans for all bedrooms and living areas and doing flooring after handover. AJB Re: Our New Home in Gippsland 7Jul 04, 2016 9:45 am Like you we modified a standard GJ plan. It was the alfresco that really made us stop and look at the plan as the hubby is a chef and loves entertaining for friends so the alfresco was important to us too. With the brick selection, are you both will to compromise and choose a mix of what you want? Say you like light and he likes dark can you go for the medium? Hubby was on the same page as me so it was quite easy and most things he was like yeah babe if you like it I do too haha, no pressure or anything on me. I would have liked to do a lot of things after handover to save some money but we are time poor so it would have never have been done just best for us to do it when it's being built... Are you having tiles, wooden floor boards or vinyl/laminate planks? I am excited to see you build come to life, it'll get me through having to wait until we can start ours hehe GJ Gardner Modified Coolum 277 viewtopic.php?t=83643 Re: Our New Home in Gippsland 8Jul 05, 2016 9:28 pm I love the layout too! Charlibear - I'm still waiting patiently for a phone call or email to arrange our selections appointment. I'm sure we will find a brick that we can both agree on. I am hoping to do bamboo floors and carpet but it depends on how much money we can save before handover. I wont be too disappointed if we have to do laminate. My sister has just had laminate boards put in her house and they look pretty good. That's a lot of work you've done to the block! GJ Gardner Modified Coolum 277 viewtopic.php?t=83643 Re: Our New Home in Gippsland 14Jul 06, 2016 2:15 pm Yes, we have been busy doing as much as we can ourselves to save some money. We didn't contact a builder until it was done as we weren't sure a builder would let us do it ourselves. Our builder has been fantastic though and is letting us install our own drains (that's what my husband does for a job) and our septic tank. Re: Our New Home in Gippsland 15Jul 06, 2016 3:13 pm That would save you a bit with hubby doing drains!! That's great your builder is allowing you to do it I thought about doing our own site scrape but I just thought I'd let the builder do everything GJ Gardner Modified Coolum 277 viewtopic.php?t=83643 Re: Our New Home in Gippsland 17Jul 20, 2016 2:19 am Hi I'm after some advice please. I'm feeling frustrated with our builder and am losing sleep over bad communication. On the 6th of June in an email he said our selections would be within 3 weeks. On the 28th of June he said our selections would be during the week beginning the 4th of July. Last Monday, the 11th of June, I emailed him and said we hadn't heard from selections and could he follow it up, he replied with "will do". I rang the office on Monday the 18th and haven't been called back. Our plans have been finalised and should be back from the engineers by now. I think selections are the only thing that needs to be completed before contracts can be completed. We paid our deposit in March and in May he said it was "doable" that we could be in by Christmas. I'm losing confidence that this can now happen. What do you suggest I do next? Another email? I would be much happier if he just said our selections person is really busy and its going to be another 2 weeks. Does lack of communication and delays at this stage mean the actual build is going to have lack of communication and delays too? Hopefully, getting this out will help me get back to sleep. Our New Home in Gippsland 18Jul 20, 2016 5:29 am That does sound pretty poor. Our guy always replies either the same day or the next morning, no matter what, even if he doesn't have an answer, he'll tell us why and he's onto it. If it were me, I would really be weighing up my options, this lack of communication at this stage doesn't bode will to me and like you say, what would it be like during the build? You could always phone them and say you're losing confidence in them for the reasons you have mentioned, see what they say? They are really pushing it if you're supposed to be in by Christmas. After we did our selections, our drawings needed to be done again so this could be another possible delay Hope they pull their finger out for you Building with Simonds in S.A Re: Our New Home in Gippsland 19Jul 20, 2016 10:15 am Thanks for replying Marshall. This is our first build so we haven't been too pushy and aren't sure how much we should expect from our builder. I think I need to be more pushy and start sending weekly emails if needed as he seems to respond to emails even if his responses are short. At least it keeps us in his mind. Anyway, after typing my post above, I sent him an email and reminded him of the time lines he had stated in person and in email and told him we were feeling frustrated with his lack of communication. I also asked a couple of other questions. His reply was X is available to do colour selections next Tuesday, Wednesday or Thursday. So we have finally got selections happening but he didn't reply to my other questions which is still frustrating me. If it didn't take so many months to get this point I'd consider walking away and finding another builder. I don't mind losing the $3000 we have paid him but can't face extending the time we have to live in our horrible rental house.
