We just accepted the tender contract last week, we are building Manhattan 35 with Prestige Package. I need your help, thoughts, lesson learned, do's and don'ts during the following appointments: Di Lorenzo Tiling, we provision allowance of $5K, we are hoping for big size porcelains. - Is $5K good enough for the entire ground floor? Our ground floor size is 144 sqm. - How much did you guys paid for big size porcelains upgrade? - Is it really true if you get the porcelain you will pay for the cleaning? Is that mean we need to clean as well the bricks\doors\faucets? Knebel Kitchens, with prestige package we also have PA $5K. - What sort of upgrades did you guys get in Kitchen selection and how much did you spend? - Any sort of challenges did you get with Kitchen selection? Air-con, we did not have PA for air conditioning. - Do you have any suggestions for air-con? Guys, we really appreciate your help and if you could share the issues, how much did you spend and the costing of upgrades. Now that my house is half built my biggest regret is not doing 2.74m ceilings to both floors, we only did it for ground floor but I would do it for top floor too, we only did 2.59m to 1st floor. Biggest bang for your buck upgrade there is! I would save money on facade if I built again and just use classic facade but upgrade Windows and doors at the front. Facade is extremely expensive for not much functional gain I love our expensive bricks, no regrets there. Bricks are cleaned as part of the build of course. You'll need 6k PA for air con to get the Ultima ESP with more zones to save on your bills in the future. Floors need $50/sqm PA for tiles which includes the cleaning fee. We spent 17k on kitchen but the laundry fit out took a lot of that. Waterfall edge and stone upgrade was the other big expense. I would take flat terracotta tiles if building again for 3k extra. Wasn't offered when we built. Hope that helps. Can I ask who else you tendered with and why you chose W in the end. We do have the 2.59 m height on both floors, we'll think about that, thanks fort he suggestion. Yes, we did actually changed our house+facade, from Washington 32 + Santa Fe + 12 sqm extension on the home theater, the total cost was only $4K difference to Manhattan 35 + Sacramento + Prestige upgrade. This was actually suggestion by Domenic, which make sense and there is an extra one living room - rumpus room compare to Washington 32. $50/sqm PA sounds reasonable for $7,200/ 144 sqm , my initial estimate was like $15K on the porcelain upgrade. Thanks for the kitchen costing upgrades, we will keep that on our mind. Yes, the Terracotta option is still available with Wisdom for $3K. Reading all forums here helped us a lot through the process and what to do when we are at the choosing builder stage. We selected and made initial deposit for both Metricon and Wisdom Homes. We assessed both M Glendale 38, M Glendale 34, W Washington 34 (with extension) and W Manhattan 35, lots of visits display and reviewing the inclusions. When we are dealing with M, there were times that we didn't get the full answer we wanted to hear, we feel like they are hiding something from us, we kinda discovered by ourselves on the later stage. Like, at the tender price we only find out that we need to pay additional cost on the front porch's slab and tiles. So, after 8 months we end-up with Manhattan 35; for taste, work-life and value for money. We just hope the people we talked to will be the same (professional) till the hand over Hey, you got nice working progress on your house, saw your blog. Congrats too!!! By the way, our land is not yet registered yet, my estimates on our Site cost is between $25,000 (if flat) to $45,000 (if little slope). But we have gone with the 'shaker' style cupboards which are very expensive. If you plan on just going plain, you wouldn't need that much. We provisioned $3500 for Di Lorenzo and spent an additional $100 there - so pretty good estimating! Mind you we didnt think we would spend the whole $3500 but hey we did. That was just for the wet area's though and carpet for the bedrooms and theatre as we are doing the rest of the house ourselves after handover. We made the rookie mistake of not provisioning anything for air con and ended up upgrading. That's $5K we'll need for fork out. We didn't pick the top of the range upgrade, just the middle one. Which the guy told us is what most people take. Hope that's a little helpful. I waited for days to get the results of our initial appointments before I post here. So, for the kitchen with Knebel, our PA was $5K, we are good so far as long as my wife doesn't pick up the waterfall ends features Then DiLorenzo, were still waiting for the final variations, my estimate is $8000 (porcelains and carpets) which is $3000 over to our PA I really hate when these suppliers show first the luxury\upgrade before the standard. Yup, I am with you with the air-con, we never provision for air-con, we thought we can live with 2 zones. The technology of 4 zones or ESP set up is very attractive plus the 5 years ROI. Now I have to find ways to find $5K So, after kitchen, air-con and tiling we are now waiting for contract and signing before we can go to coloring, electrical and landscape. Are you guys did the same process? Or you guys completed all the appointments first (kitchen, air-con, tiling, electrical, landscape and coloring) before signing? Which seemed strange to be...why are we signing something when we know the contract price will change?! But anyway we are done now. We have just gone to CDC (last tuesday) and are now awaiting approval from them. Hopefully we should have that sometime this week. Personally upgrading the air con was a no brainer for us. We dont have kids yet, so our 3 bedrooms won't need the air con on unless we have visitors staying with us, so it would have been a waste to have them on with no-one in them. And it saves power overtime. Like most things, short term pain, for long term gain. We went up to our block over the weekend and our fence has been put up. We paid to have it put up early to protect the block from our neighbours tradies!! We are in a new estate and they are being very particular about us protecting our block as there has been some soil dumped and damage done to blocks next ones where work has commenced. Exciting to see a fence - makes me think we are further along than we are! Then I remember we still have wrap up, daft end panel, end panel and extra funds to find!!!! Would have been about $8000 for larger size again including timber look tiles. Once you go above 600x600 you need to screed the floor and will need to pay for higher kitchen benches which are about $300. Then there was the $1000 underlay upgrade and about $600 of additional like drain upgrades. We ended up with $16k upgrades in kitchen. Mostly due to upgrading to deluxe benchtop, 2 waterfalls, laminate wall panels, plus we added cupboards and benchtop to pantry. (Then the $600 pull out bin, soft close cupboards, extra pot drawers....the list goes on lol) We went with standard ac as we have found in the past that with open plan you generally need to have it on across the whole floor anyway. Plus we are filling up all the bedrooms with our lot. Because the initial quotes was 35% over for what we are expecting, so we did request to revise. For the land, we are waiting to register this coming April and May, then start the building and pain in the pockets . What's your facade and which location you are building?
