Browse Forums Building A New House Re: Clydevale, Clyde North VIC 81May 18, 2016 1:51 pm Yes I agree with djam. I feel really sorry for the stage 4 and above people, I'm stage 3 and we have settled and my file is getting passed to the construction team today so I'm hoping we will start building shortly. Should of been 5 months ago so I understand everyone's pain. With the park, I'm under the understanding that the park needs to be completed at the same time as stage 3 properties are finalizing, that's what we were told. We just can't wait to start building such a headache process! Re: Clydevale, Clyde North VIC 82May 19, 2016 8:51 am cris.tordecilla amandavee shano20 Lot 441. So settlement is in September now? Isnt it late October now? its ridiculous! Hi Guys, I'm in stage 4 too and the latest news I have received is that potentially the land won't be ready to early next year 2017. Does anyone now have to pay more to the builder as a penalty because of this delay, even though it is out of our control ? Just wondering on the options others have on stage 4 and if legal advise should be considered ..thanks Hi Cris, What lot number are you? yes we heard the same! its so disappointing it'll be almost 2 years since we purchased the land by the time it titles.. we're going to incur price hold penalty's from Carlisle from July this year on wards, it's at managements discretion though i am so so scared that its going to end up over 20k. i went into see Kassy the other day and she basically said she's not sending out fortnightly updates anymore 'because she has a life too & can't deal with the flack' i'm sorry but that's your job to sell the land and provide us with updates, if you don't like the flack your copping maybe its not the right role for you. Bruce has been lovely though, he takes the time to explain the situation properly and i do understand its out of their hands.. damn delaray! haha Building Carlisle RIVA 29 - Clydevale, Clyde North, VIC. How exciting that you've settled!! who are you building with? all the best with your build, you'll have to post photos so us stage 4 people can live through you! Re: Clydevale, Clyde North VIC 84May 19, 2016 9:04 am Haha yea it's really exciting but I just feel so sorry for the other stages, the house next to me is stage 4. We're building through Home Buyers Centre, they have been amazing! We had problems with our broker and caused months of delay with getting final approval and we settled probably 3 weeks after everyone else because CBA was ****, so we are used to delays and getting so frustrated we just want it built. Living with in laws lol I hope it turns around and they pick up the pace and your not waiting till 2017! Re: Clydevale, Clyde North VIC 85May 20, 2016 12:40 am We are building through Frenken Homes. I wasn't very sure with how it will all go. It's an investment property so I guess less of tension. I know now I will be annoying those birds who are creating dream nest. I was the first person to book the lot in Stage 2. 1st Day 1st lot. Still remember that day in December 2014 when I got in at 6 AM waiting outside office with noone around. I was thinking for some reason it will be a big queue but noone turned up till 11:00 AM or so I was a bit disappointed but guess the wait was worth it. I built the home I live in through Carlise Homes. The plan is really good at the time I built (moved in 2010) my first home where I live in (Narre Warren South), Carlise homes were picking up fame. Their homes and construction work is all great, just one thing which I not a bit happy about is the walls it's not that smooth when they painted so may be keep an eye on that rest all is good. Will post some photos ones our construction is close to finishing Hope your homes turn up to your expectation and you guys settle in soon as well. Re: Clydevale, Clyde North VIC 86May 20, 2016 10:03 am Ah I was wondering if there would be many rentals going in, I'm a Property Manager in Berwick and manage quite a few in Clyde so I'm sure I'll find out soon there are more rentals. Good luck with the investment! Re: Clydevale, Clyde North VIC 87May 20, 2016 9:13 pm amandavee cris.tordecilla amandavee [quote="shano20"]Lot 441. So settlement is in September now? I'm building in Delaray and I just wondered why you are saying 'damn Delaray'? Re: Clydevale, Clyde North VIC 88May 23, 2016 2:35 pm amandavee shano20 Lot 441. So settlement is in September now? Isnt it late October now? its ridiculous! I've actually bought Lot 443 not Lot 441 its been that long that i'm already forgetting what i signed up for. haha anyways Bruce did mention that they give the buyers of stage 4 the option of pulling out - in my opinion this is a win win situation for the developer as the land prices have gone up significantly and the buyers will have to pay more to buy another block these days. beware guys Re: Clydevale, Clyde North VIC 89May 27, 2016 11:23 am Hi does anyone know if the prices for land have gone up. If so for a 400sq land what's the approximate value. If the developer is giving the option to pull out from the contract I agree it's a hidden trap as they know if you pull out they will sell the lot based on current market value and make money. Also, I can see a lot of land development work happening so i don't understand if stages are not getting released then what is it that they are working on. I know they need to build the park close to stage 3 but i don't see much work carried out on that front. Also, not sure when the wetland will be shaping up as well. Lot of work to be done don't know what the timelines are. Did anyone hear from builders if they will incur extra charges on top of the contracted price since land title is getting delayed ? Also beware of the non fixed site costs, in this scenario as the builders know you are desperate so they can come up with any figures once the land is titled as they know you are desperate to get things moving. If you haven't signed the contracts yet I would recommend not to sign them till you get 100% confirmation from developer saying it's getting titled on ******. if the builder is pushing try to stretch it out as much as possible or put exit clause in your contracts which will safeguard you. When it comes to sitecost, the land is stage 2 (my lot), I didn't had to pay anything for sitecost - less than 300 mm fall, no rocks, M class soil, no fill. Check your engineering diagrams and make sure builders you are interested in don't just bump up the price for no reason. I know on some lots it will have some site cost due to land soil fill happening on the lot. Again guys don't hold back, lets all share our experiences so we know what's happening. Regards, Re: Clydevale, Clyde North VIC 91Jun 07, 2016 2:45 pm Yes since its a new development they will have the engineering diagrams before you sign the contracts and you are entitled to receive them before you finalise. If i was you I wouldn't be signing any contracts till I receive them and check them out. Re: Clydevale, Clyde North VIC 92Jun 07, 2016 2:46 pm I would doubt if they are able to title any land in stage 11 and 12 this year. With December holidays and pretty much no work happening around that time, I wouldn't be surprised if we have to wait till next year. When was stage 4 supposed to be titled? Have they delayed it because of the drainage issue? The land has gone up in price in the area, 400sq m block is now around 225+ so it is not worth to take the deposit and get a block somewhere else. Re: Clydevale, Clyde North VIC 95Jun 26, 2016 11:12 am Wondering if anyone have news about bushfire levy? My builder(simonds) most probably will charge us for the delays. As the fix price term is about to expire. Hopefully we can save some on bushfire levy. Re: Clydevale, Clyde North VIC 96Jul 12, 2016 4:53 pm We're really happy with our builders process, as advised previously were building in stage 3 with Homebuyers Centre, could not fault them! Our works started on the 1st of June and they have done so much, were in lock up stage with week with our bricks starting yesterday and all installation in and plastering starting this week. It's finally coming together after a long wait with the land! Re: Clydevale, Clyde North VIC 98Jul 14, 2016 8:21 am Ahhh so exciting Staceee.03 not long before you'll be in your new house, quick question did you have any trouble with the bank under valuing your land? im so nervous. Building Carlisle RIVA 29 - Clydevale, Clyde North, VIC. Re: Clydevale, Clyde North VIC 99Jul 14, 2016 8:23 am I was really nervous about that aswell but it came back at value, I think they rarely undervalue, if your building with a big builder I don't think you have anything to worry about they would know but with a small builder maybe that's where problems are. I dunno just guessing. I'm sure you'll be fine. What stage are you? Re: Clydevale, Clyde North VIC 100Jul 14, 2016 9:01 am Hi Guys, Our home is also getting built. Exciting times, it's close to fixing stage. The paint is getting done. I am currently in stage 2. I hope the prices don't go down as then the bank comes up with all sort of dramas. Ours luckily was fine as I bought the first lot ever sold in Clydevale and was at a good price. I believe if the prices you guys paid for 400 sq if it's approx around 220K the valuation should come OK. Moreover it's to an extend in the banks interest to provide you with a loan as well. Having said that I would try to make sure I have some extra funds just incase if they create any dramas as from the banks point of view if they charge loan mortgage insurance it's good for them as they are personally secured. Let me know how you go with your loan application. Also, keep this in mind a loan approval which has gone through the valuation is only valid for 3 months, beyond that they will have to value it again. As per some of the discussions which I am seeing in here, the other stages are not getting titled till Jan 2017 if that's the case personally if you ask me there is no point running after the banks at this stage as close to the settlement you will have to get the unconditional approval again with a new valuation. Hopefully it makes sense. Wishing everyone good luck with the building and loan approval process. The warning is on the sticker on the door too.
