I mean, a 400 sqm block costs 400k and putting a 400k build on top of it. Still comes down to 800k which is no where close to million. But yeah if you got a huge block then thats a different equation. No offences! Cheerio OB! Came in $80k higher than what we paid... how did you get your land valued? any advice?? No idea sorry. Our mortgage broker arranged a few to go out there. 2 of the three came back and said they can't because they don't have access. One came back with an evaluation... Oran park definitely didn't allow them through the construction gates so not really sure the procedure taken (may have just gone by recent sales). But either way we're happy cause it means pre-approval for loan can be accurately done. __________________________________________ House/Land Package Purchased:02.02.15 5% House Deposit Paid:17.03.15 10% Land Deposit Paid:18.08.15 Land Registered: 04.17 Slab Poured: 15.08.17 PCI: 17.05.18 Re: Oran Park - 10e 10f 10g release anyone? 237May 18, 2016 12:55 pm It also apparently depends on who you end up getting your mortgage from. Most banks will only value it based on what was paid. But because our contract is older than 6 months we've been told there's a few (St George being one) that will value it based on current value not contract value... Which 80k increase helps massively with our LVR. __________________________________________ House/Land Package Purchased:02.02.15 5% House Deposit Paid:17.03.15 10% Land Deposit Paid:18.08.15 Land Registered: 04.17 Slab Poured: 15.08.17 PCI: 17.05.18 Re: Oran Park - 10e 10f 10g release anyone? 238May 18, 2016 1:02 pm Anyone got any updates for the path?
