The only other home designs that we really liked were St Tropez and Riviera, both by boutique homes! We looked at all the other builders designs, display homes and standard inclusions etc. and just found that boutique had everything we were looking for. Did the sales team at elements give you any indication as to when you can expect land titles for stage 11? Haha yeah boutique do have nice homes. No they haven't given any dates yet. But last time we spoke to Trang she said more than likely early quarter of 2017. So I'm guessing Jan/Feb/Mar? And she said that in February to us. Do you know any different? When we purchased our block in January Trang told us December/Jan, but with the Stage 1 + 2 titles being pushed back we assumed that it would be closer to February. Haven't had the chance to head down there yet, but we are happy to wait for further future releases if the current LOTs doesn't sit exactly where we want it to. But before I do head down there, can anyone give me a heads up on how much a 14x28 and 14x32 goes for? I can see on realestates website that 14x27 are being advertised for 234K so I'm assuming 234-250K would be a safe bet? And thanks for the previous posts regarding site costs, we decided to buy land then approach a builder because with packages, Carlisle and Porter was quoting included fixed site costs of up to 30K into their packages! So this way, puts a little more money into our pockets. And one last question, if you buy a LOT in a current stage release, how long did you have to wait for it to get titled? Just trying to figure out how long this whole process of buying land and construction will take. Hi I think 14x32 will be hard to secure a good block as they go really quick.. Unless you want a corner block. Elements have 14x32 listed anywhere between 265-290k depending where you buy in the estate. Allura have 14x32 listed for $330k. You may get a North facing one cheaper. However I think they've already risen since then. There was nothing close to that price in the last price list I saw (Might've been stage 10). Has anyone experienced this? It's so good to see them building the displays now. Should start looking like an estate soon. I was speaking to a real estate agent who said that land in truganina jumped by 20-25k between Nov 2015 & Jan 2016. If you secured your lot before then you'll be fine. But yeah apparently it's quite common for the bank to undervalue by around that much. I'm keen to hear how the people from the section 1 release have gone. Re: Elements Estate, Truganina 40May 16, 2016 1:43 pm I'm in stage 6 and put my deposit on in about August. My initial bank valuation came back 25k less than I had paid for it. I'm hoping with the recent growth, by the time it titles and is revalued, it will come back about spot on, if not a little higher I was super worried about it at the time as the low valuation really hurt our LVR, but fingers crossed it'll be ok by the time it titles. |
