Browse Forums Building A New House Re: Painting costs seem huge 13May 07, 2016 11:58 am Working rough figures, $350 per room, then margin - which is reasonable to arrive at the $1300. Where I think you have a case is that the three rooms you want a different colour will all be the same different colour so only one colour change as opposed to three. They'd have a standard price per room - you may have some room to negotiate. If they won't budge, if it was me, I'd pay the cost for one room - the master bedroom - then see if I could catch the SS and/or painter on site to do the bathrooms. If not, I'd do the bathrooms after handover in satin which is better for wet areas anyway. Re: Painting costs seem huge 14May 07, 2016 12:33 pm Thanks everyone. And good advice Freye It's not actually the builder charging us but the painter. The builder is just passing on the cost the painter is charging. I'm meeting the painter early next week to try and sort something out. Where we have actually had a issue with the builder is that in the contract it states we can have white and 2 colours. Which is what we've done- White on the ceiling and skirting and 2 colours for the rooms (the beige and blue) But he's turned around and said White is for the ceilings and even though we are doing the architraves and skirting the same white it's considered one of the two colours. But the contract doesn't specify that. As far as we're concerned we chose white and 2 colours. So we don't think this $1300 is actually our cost to pay. Re: Painting costs seem huge 15May 07, 2016 12:39 pm Sarah3456 When you say it is for paint are you meaning this sounds reasonable? Or meaning increasing the cost to $1300 is too much just for paint? I'm afraid I disagree that $1300 isn't much mm Rubin terms of construction. All costs need to be justified! Would you say the same if the electrician turns round and said an additional plug point cost $1300?? That's construction! I fail to understand how a second colour costs so much when it's the same volume of paint , same amount of work and cutting in. I'm baffled! I'm saying its way too much! Sometimes I get the feeling they inflate it a ridiculous amount in the hopes you won't bother so they don't have to worry about it and if you agree then they make huge mark up! Re: Painting costs seem huge 16May 07, 2016 5:56 pm There's another factor too that drives the cost. That is....its not standard. Standard items eg paint colour would be sold to the builder from their trade partner discounted in bulk. If you want something non standard then be prepared to pay through the nose for the builder to purchase it. If you think it's too dear then do it yourself after handover or pay someone after handover to do it and then see how much you're up for. The company is not building your house as a favour. They are in business to make money whether it is to rip you off or be fair about it. Re: Painting costs seem huge 17May 07, 2016 8:06 pm I agree with the OP that it's completely over priced. Our builder only charged $400 for a second wall colour. First we were going to do the rooms in two colours (two walls light and two dark). We ended up doing most of the house a silvery brown but laundry, pantry and husbands workroom white. $400. Fair ? Re: Painting costs seem huge 19May 07, 2016 10:12 pm Our builder asked for a similar amount for painting architraves, balustrade and doors in colour other than walls. Originally they paint all with the same colour, but it is clear that it is really much more work. But simply painting N walls in different colour... ridiculous... Might it be that you have already started construction and $1300 contain administration cost of variation (which could be as bad as $1000 just per request)? (As I understand some builder charge variation cost even before construction commence -- once a contract or a tender signed -- each change attracts administration cost) Building Casaview Denison 30 https://fortdenison.wordpress.com/about Re: Painting costs seem huge 20May 08, 2016 10:05 am ^^ No, it's not more work for a different colour trim, well it shouldn't be. That "upgrade" cost for a different colour for architrave and skirting is ridiculous. Even when they are the same colour, they are a different type of paint, gloss as opposed to low sheen on the walls. The cutting in should be the same and as carefully done whether it's the same or contrasting colour. When the builder charges more for a different trim colour, they are basically admitting their paint job is sub-standard and the client needs to pay more for a decent job. They using concrete or timber sleepers? Timber or steel uprights? Any drainage behind sleeper? 3 5988 Hi, Have used the Dulux 1 step, oil base on my walls(white set), out of can it’s already a more thinner product than a final coat paint Also in water base Water or… 3 5103 Thanks mate, is there a standard off the shelf type breathable product I can apply DIY?
