My address is lot 102 jardine drive, no official address yet. It is close to Holiday Ave. I agree, you get exactly what you want. That's the reason we went for a custom design. To apply for fasttrack application through liverpool council, your builder needs to register with the council which is pretty easy. It was suppose to be open for owner builders in later half of 2015 as well. It might be know.There is no secret to get it approved through Liverpool Council. Just follow their checklist. I can probably send you list of all the documents we submitted if you are interested. Actually you can look on councils website for all the current applications and documents attached and see if the application was lodged under fast track or normal. Fasttrack application includes DA and CC combined. Unfortunately you cannot lodge DA only with fast track. We went with council because we were able to build a bigger house with DA. Looks like you have enough knowledge in the family . Go ahead. I was not that lucky unfortunately.

Here is an extract from the housing code for CDC according to the State Environment Planning Policy, outlining regulations for windows and privacy screen. Depending, on the placement and size of windows/balconies, privacy screens are sometimes required if such window/balcony is within certain boundaries.

"3.23 PRIVACY

(1) A window in a new dwelling house, or a new window in any alteration or addition to an existing dwelling house, must have a privacy screen for any part of the window that is less than 1.5m above floor level if:
(a) the window:
(i) is in a habitable room that has a finished floor level of more than 1m above ground level (existing), and
(ii) has a sill height of less than 1.5m above that floor level, and
(iii) faces a side or rear boundary and is less than 3m from that boundary, or
(b) the window:
(i) is in a habitable room that has a finished floor level of more than 3m above ground level (existing), and
(ii) has a sill height of less than 1.5m above that floor level, and
(iii) faces a side or rear boundary and is at least 3m, but no more than 6m, from that boundary.

(2) Subclause (1) does not apply to a window located in a bedroom where the window has an area of not more than 2m2.

(3) A new balcony, deck, patio, terrace or verandah and any alteration to an existing balcony, deck, patio, terrace or verandah that has a floor area of more than 3m2 must have a privacy screen if the balcony, deck, patio, terrace or verandah is:
(a) within 3m of a side or rear boundary and has a floor level more than 1m above ground level (existing), or
(b) between 3m and 6m of a side or rear boundary and has a floor level more than 2m above ground level (existing).

(4) Any privacy screen required under subclause (3) must be installed:
(a) to a height of at least 1.7m, but not more than 2.2m, above the finished floor level of the balcony, deck, patio, terrace or verandah, and
(b) at the edge of that part of the development that is within the areas specified in subclause (3) (a) or (b) and is parallel to or faces towards the relevant side or rear boundary.

Wasn't really up to us, it's up to our builder.

Makes sense for them to go through CDC if we are within design guidelines. Just a much quicker process for everyone.

In my honest opinion it's a no brainer to go with CDC if you get a choice.

Hi maryandbish. When I exchanged the contract for my lot it was 19 Jardine Drive. After the lot registered the road was named Zulu Road.
