This isn't an accusation, just a statement of fact. You can find your own building professional/consultant/inspector to have a look at the works on your behalf and do a report but be careful in your choice. Make sure whoever you appoint is experienced and competent. Ask for references. But your first port of call should be Fair Trading. Ring them and ask for some advice. They are the ones with the qualifications that get taken notice of for any remedial work. First thing to do is tell builder to STOP. Mortar/brickwork sounds like they should pull down and start again. Our slab was poured wrong and framers and brickies kept going to plan. Caused issues. BUT anything can be fixed and to my builders credit, they did come good. I would have rather had my rooms a bit smaller than compromise the frame/structure which happened when they kept building. Der. We had frame overhang and brick overhang on load bearing walls. Two storey house. Not too good. All fixed now though and I love my house. Better to have a slow build that's done properly or stopped and made good than let them keep going and cover up. Good, polite communication is key. Best advice I can give is stay calm and non-emotional, it clouds your thinking and breaks down communication. This might sound harsh but you needed to have prior preparation to be able to address issues like the ones you have already had and possibly others you don't know about. Your first step should be to get your own suitably qualified building consultant and discuss the situation so far with him/her. You should also learn to use this forum's search facility and also read through threads in General Discussion and also Building Standards; Getting It Right as a minimum to expand your knowledge base and learn from the experience of others. One of the most valuable tips you will ever get is to take photos of everything...inside and outside, even if you don't know you are taking photos of. Hundreds of photos! Good tips SaveH20 ... yep photos! It's not Tamada's fault the slab was poorly done and doesn't know what to do. There is so much to read, it's overwhelming. We shouldn't have to know how to build our own houses or pay extras for experts to keep things right. Or know how to build to standards/specification, that's the builders job. That's what we pay them hundreds of thousands of dollars to do. So anything you say on Here make sure you've already discussed it with them. They don't like it and you want a good relationship with them, as they are building your house. There is an invoice for frame stage so get an independent inspector which will cost a few hundred dollars but will give you peace of mind. Even if you have a friend that's a bricky ask them. Looks not to standard to me but I'm not a bricky or a builder. So what I think is not to standard might be ok because they'll render it or whatever. Hope everything is sorted soon.
