Re: Fairwater in Blacktown by Australand 645Apr 20, 2016 7:12 am Fairwater Buyer Yes the avenue collection was just after the greenbank collection. Hi Fairwater Buyer! Thanks for posting the information about the Habitat home. I know this is not the first buyer who has decided to sell and has marked up the price for a profit. I hope this is not intentional because there are many sincere people who genuinely want to live at Fairwater but have been unsuccessful at securing a property. Have you managed to get a property? Warm regards Kevin Re: Fairwater in Blacktown by Australand 646Apr 20, 2016 2:42 pm Kml1184 To Hjr11 Oh thats not very pleasant experience. But you are one of the lucky ones to do the pre inspection earlier than expected. You must be very excited to move into your new house. Do you mind me asking how long is the process now after the inspections until you can move in ? Actually we have also put in a deposit with one of frasers property. Just want to have an idea. Thanks and congrats again. Hi Kml, Could you please reveal your lot number in Lakeview Collection so I can get how far my home as I am also waiting for my pre-settlement? nobody call me so far. They sent a letter initially stating that Pre Settlement Inspections will be around 1st and 15th May...but when I called them they said it would not happen untill mid May...but it was not confirmed. Re: Fairwater in Blacktown by Australand 654Apr 22, 2016 3:06 pm @Navman: Since it will be 15 months past the date your contract was signed (Jan 2015) , will you be paying your stamp duty before your property settlement? My solicitor had told we had to either pay stamp duty at settlement or 15 months from the date of contract which ever occurs earlier. My solicitor had told we had to either pay stamp duty at settlement or 15 months from the date of contract which ever occurs earlier. Yes I'll be paying it by 30th April 2016....Filling forms at the moment. Confirmed my address from Customer Team my lot 1125 would be 14 Buckley Aveneue. Re: Fairwater in Blacktown by Australand 656Apr 22, 2016 3:12 pm if your 15 months is up before your settlement date then you have to pay your stamp duties before settlement, or else you start to incur interest on a daily basis. Not sure of the rate. This is what our solicitor told us. The Address seems to be different from lot numbers - the premier collection houses seem to have the same address as lot numbers. Also do you guys have to access the lakeview properties from the fairwater boulevard or are they going to open the road in front of the display homes? Re: Fairwater in Blacktown by Australand 658Apr 22, 2016 3:20 pm DASI if your 15 months is up before your settlement date then you have to pay your stamp duties before settlement, or else you start to incur interest on a daily basis. Not sure of the rate. This is what our solicitor told us. We might need to pay ours by August 9th if we do not settle before that. If the lakeview homes are going to continue settlement until end of May I doubt them settling any Greenbank homes in June as they have stated in their update! Yes agree, my solicitor has already sent me a letter saying to have the stamp duty funds prepared and delivered in bank cheque format to their office by 1 August (although it is only due on 9 August)...I just checked the letter again and it says "if stamp duties are paid after 15 months time then the interest rate is 10.75% p.a on a daily basis..Should you prefer to pay the stamp duty on settlement (if within the 15 month period) please advise our Office of this matter but bear in mind additional charges may be applicable". I have a funny feeling the next update we receive will state that greenbank collection settlement will commence from July onwards |
