My wife and I like one of the designs from NextGen series and we are hoping to sign with MJH. I am trying to work out the cost of items that are not mentioned in the inclusions list. I would appreciate any information on the following, Kitchen: 1. Cost of gloss finish of the Polytec cupboards, I reckon they are melamine? 2. Cost of 40mm benchtop with waterfall. 3. Pull down/detachable mixer. 4. Cupboards over the refrigerator. 5. External ducting of rangehood exhaust. 6. Water tap to fridge. I see that 20mm benchtop, glass splash back, undermount sink are all part of Impressions upgrade package. Of course there are plenty of upgrades that can be done to the kitchen but would like start with few basic requirement Thanks again. Hi pshome, we only just received the keys to our new home approximately 2 months ago but when we did the colour selections this is what it cost us for the kitchen upgrades (may possibly have gone up slightly now). For the Monte Carlo kitchen it cost us: * $4,200.00 to upgrade to 2 pak polyurethane (I think they were going to charge us about $1,200.00 if we went with the satin sheen finish that they use in a lot of their display homes which still looks really lovely) * $2,140.00 for 2 waterfall ends in 20mm stone (not sure what 40mm would cost - would be quite costly because you would need to upgrade the bench initially to 40mm and then add 40mm waterfall ends). If you like, I would be happy to post a photo of our kitchen with the 20mm waterfall ends if you want to have a look. * $900.00 to upgrade glass splashback to starphire glass so that you don't see any green tinge in the glass. This is not really necessary if you choose a darker colour but we wanted pure white * To add a bank of 3 drawers to the kitchen instead of cupboards was $250.00 per 3 drawers * To add an underbench soft close bin drawer was $480.00 but well worth it I think so you don't have a bin showing in your kitchen * We also upgraded the pantry door to a LIN1 door which you see in all their display homes. That cost us around $720.00 because we got the higher doors throughout the house because we increased all out ceiling heights to 2.7metres instead of 2.4metres. I think for the normal height door it was around $520.00 * Apparently soft close on your cupboard doors is now standard but you have to pay extra to have soft close on the drawers. We also got the soft close as a standard on our bathroom vanities which was a nice surprise to us. Just for your information, some other extras you might be interested in: * $400.00 to upgrade all door handles throughout the house to the stainless steel lever handles * $675.00 for a timber look garage door * $500.00 for a Trilock Omni front door handle * $250.00 for a stainless steel shower screen. I think a lot of their standard inclusions are still really nice but you just need to decide what are the most important upgrades to you and what you think will make the most impact with the money that you spend. Good luck with it all. We are really happy with the quality of our home and this is our third build now all with different builders. I think the quality we got with McDonald Jones was the best. With regards to upgrades, we chose not to go overboard, while many things are nice they just weren't THAT important to us (but may be to other people of course), so we did: 40mm kitchen benches soft close cupboards extra shelf thing in overhead cupboards so we can put downlights under them drawers each side of the oven rather than cupboards drawers in the ensuite semi-frameless showers higher ceilings tiles to both front porch and alfresco blinds on all windows bamboo floors in living areas and carpet in bedrooms laundry cupboards and bench installed laundry and pantry door upgraded to lin1 doors with glass upgraded all internal door handles to levers rather than knobs To whoever asked about waterfall edges, we enquired about this and were told $3,000 for our island bench, in 40mm, this is on top of the cost to already increase the actual bench to 40mm. We felt that was a rip-of and opted not to do it. Now that we are in our home, I am glad we didn't pay that extra money, we are happy with how ours looks without it. We did not do any electrical upgrades as one of our best mates is an electrician so he will be doing all of this for us (we have just moved in) at a fraction of the price.
