I am first time poster here. I am very excited to see and read lots of information shared in this forum. I am planning to Knockdown and build Milano 46 in Clayton Melboure. My site is very flat in a well accessed court area. I was told the site cost could be upto 60K. Just wondering does it really costs this much? What are the items that covers the 'Site costs'. Any information shared is much appreciated. Thanks all in advance. Thanks all in advance. Hi, I am very much like you when I started. But soon you will learn that that there is 'nothing' that is covered in the 'site cost' and all cost will be additional. Site temp fencing, site toilet hire and extra labour to carry the bricks from the front of your property to the side and back of the property as they can't drop it off from the truck to the foot of the tradesmen. They also charge you for shade cloth which I never seen it being put up in houses that is built around my area. A 'team of spotters' and 'traffic controllers' for truck deliveries. These are all pass through cost, plus overheard fee for managing them to you. However, the site cost will also depend on the soil type. I had a friend who is in the process quoted just at 50k cos it has rocks at the site. Re: The CARLISLE HOMES & SPECTRA General Information Thread 6978Apr 12, 2016 12:54 pm Hi, we did knockdown rebuild at Oakleigh and site costs came at 50k. If you stress about it too much you'll just get upset. You can try make a fuss but at the end of the day, it is what it is and you gotta just take it on the chin and move forwards. I live next to our build and I have seen all the spotters and and traffic management teams and yes, they do use a shade cloth if your building double storey for when the bricklayers are building the second level. They more than likely make a huge profit on what they charge us in this area but they do actually do use part of what they charge us for what they say they need it for. I say question what you think is ridiculously overpriced, even compare with others on this forum, but don't let it be a downer on your build. Look at the bigger picture, which will be a beautiful house worth 3 times (or more) what your old one was worth. Good luck! Re: The CARLISLE HOMES & SPECTRA General Information Thread 6979Apr 13, 2016 8:26 pm Hi guys We recently had our colour selection revised and we initially paid for starfire glass but now the variation says 'low iron glass', I know that Starfire is a brand of low iron glass but it seems they have replaced with a different brand or lower grade product??
