But if your doing a lot of things handover definitely should be enough Down Lights can blow your budget out and A/C is really expensive 20k plus so pays to shop around externally. Aim to do a lot of pre-wiring to save money. Our size home is 39 and our costs was $20,500 this is minus A/C so it gives you an indication on what to expect JNT Thank you. We have provision for refrigerated cooling another 21k. I really hope we come under budget. Will let you all know how I go. After you do your final contract so definitely make sure you add a tiling provision We have only 9.5k for tiling and we wanting 600x600 procelain tiles. You've pretty much got it covered then Tiling provision is a good, none of us can help you yet because we haven't done tiles.
