Gommeqld, you asked what we needed to comply with the code - here's the list... 5mm glass in all windows and doors; the standard is 3mm (we had 38 in total including 1 x 5 panel and 1 x 4 panel bi-fold door) All windows to have metal fly screens with 2mm aperture to stop ember attack All external cladding (hardiplank) in fire retarding material All external wood to be a fire retardant species Must have Roof Sarking - fire proof All external entry/exit points for pipes, wires etc have to have steel mesh coverings. Garage door had to have brush seals All external doors had to have weather seals around frame and fancy seals at bottom to stop ember attack. There were some other additions too (I can't remember them all) and all of these were of course above the standard that the builder would normally use...thus the $$ extra expense. Re: "Self Assessment" doesn't mean that you, the owner, can do it. It has to be an expert who knows the legislation and code, ie. a certified operator/professional. Last time we built in 2000 we had to get "council approval" with council employees organising it and taking 6 weeks plus - nowadays you can hire an independent certifier who is not affiliated with the council to act for you and it can take less than a week.
