We are now going into the planning stage and finalising plans and elevations. I would appreciate advice on our windows especially in terms of ventilation. The architect has just made them the maximum size as we can reduce them after the DA is approved. Our block faces north. It is only 12.1 by 45m and slopes upward to the South and to the west. We have views to the NE/E. Thank you everyone. I'd be trying the eliminate/minimize these windows, as they will let in a lot of heat in summertime. The same can be said for E facing windows (though it's hotter in the afternoon, when W facing glazing is in sunlight). I will remove the west Windows in the master bedroom as that already has enough light facing North. The tall louvres in the WIR are for light and circulation. Those can be made shorter or removed as well. Last room is the bathroom and that window will be a high window. Downstairs west has the garage, mud room, laundry, pantry, kitchen and dining. Mud and laundry will have doors with windows. The pantry window is for light and ventilation as that is south west. Next window is the kitchen splash back and will face a green wall. I'll remove the west dining room Windows as there are enough skylights at the back. Cooling breezes blow in from S/SE. If it was my house I would orientate my private open space to the east. Maximise by building on the western boundary, add skillion roof to the rear either facing east, etc

Have you checked the roof overhang of Bed 2 doesn't shadow this too much in winter? I'm a bit doubtful about the value of the void. Being half over the pantry and seeing as it makes thermal containment between the floors more difficult, I'd think about putting the stairs where the laundry is, and remove that extra bit of 2-storey section to try to save some money. In the WIR, I'd probably run straight hanging/shelving rather than the U-shaped unit shown. The U-shape gives a little bit extra volume, but you lose more to poor access in the corners than you gain by the extra edges. I'd also put a door between the WIR and the master bedroom. If your area has mosquitoes, flies or other airborne wildlife that you don't want inside, then make sure that the type of external doors you specify to the living area can have practical insect screens on them, or have some way of screening off the outdoor area. Otherwise you'll find you're limited in how you can use them for ventilation. Before going to a double basin in the bathroom, or separated bath, I'd be trying to get a separate toilet. There doesn't appear to be provision marked for air-conditioning ducts between the floors. If you're looking at ducted air-conditioning, you should think about where they will go. The garage is rather small for a double. If you put two cars in, it'll be a squeeze to get much else in as well. We've removed the long bridge and made the void larger and pushed out the landing. I wanted a loft mezzanine but I couldn't afford the full double height so the void is a compromise. It'll probably revise the WIR later when I see the actual space. Same with the bathrooms. It's a small double garage because of bedroom 4. a double garage is a rare commodity on my street.
