This is our first build together. In the beginning we fell in love with the MacDonald Jones Monte Carlo. That was after months of looking at different designers and plans. Then we stumbled across a property on the lake. OUCH!!!! Budget flew out the window. Bought the place. A level block on the reserve: perfect! It has a three bedroom cottage in relatively good condition for 85 years young! We moved in and decided that rather than just knockdown and build, we should take a breather and study the sun and the weather. My husband has great focus. I - on the other hand - am a bit of a hamster. Glad he made the call. We have been here for just over a year. We have followed the sun's trajectory for summer and winter. The winter sun is important and also try to minimise summer's westerly heat. The lake views at the back of the property are fantastic but the southerly winds can be ferocious so a full width verandah would be wasted. We looked at the other properties along the waterfront and considered things we wouldn't have otherwise. So....back to the house. We moved from the Mc Donald Jones Montecarlo to the Mc Donald Jones Miami 15. After thinking long term and making the most of the location we decided to go for a two story. This would allow for access down the side and out of the wind at times. The block is only 15m wide. The MacDonald Jones Edenvale 35 was just about perfect so we went for our tender. Low and behold, my husband and I stumbled across the Coral Homes Bronte 38 in Thornton. We thought: "Might as well have a look...we're here anyway. And the voids are wasted space (we saw the plans online previously and dismissed it). Any way...we opened the door I took three steps, looked at my husband... Our eyes met and in mute acknowledgement we smiled...this is it! We went to and fro with the plans with the salesman in Thornton... he has the gift of patience. To our surprise Coral is VERY flexible. Although the Bronte 38 ticked most boxes it seemed a shame that the main bathroom, laundry and the downstairs powder room (we wanted an additional shower in there) were relatively small (I know...first world problems) and yes, a bigger pantry wouldn't go astray...butler pantry perhaps? I did not even consider stretching the plan until I read MrsJM's entries on Homeone. Now there is a lady who knows what she wants! Little bit jealous I am... Yes, for a price it was possible. And instead of the voids we added a floor for another retreat/5th bedroom and a balcony on the outside. Love, love,love it!!!! Perfect. It has taken us 6 months to get to this point. Contract was due 15/01/2016. Hmmmmm...not quite Contract signed Sunday 28/2/16 and today we paid our deposit. And we wait.... As far as the a/c goes I think that's what comes with it. We are not going through Coral though. Maybe you have less outlets because you have the void so they are not needed. Because of the pricing we will be doing it ourselves directly through Beaumonts. Just not sure about the timing. Everything is starting to blow out. Demo has doubled. Flooring... Kitchen next... You can request another tile appointment... Or you can just go and take your time and browse and then if and when you change your mind, they should vary your selections for you. I spent hours in Beaumont in the weeks before and after the tile appointment second guessing everything. I agree- too many choices and when you're trying to do every surface in a whole house it is very overwhelming. You'll save a bomb doing it yourself and you can get a tiler with references/work of mouth rather than Coral's choice! When you say your demo doubled... As in doubled in price? What happened? It just cuts our views over the lake which is why we wanted the balcony there is the first place. Had a feeling though. We are not on talking terms. The neighbours on the other side built as well and had so much trouble with them. Cost them a bomb... We only looked online on the council site to see where things were at and thats when we stumbled over the letter. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13775 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
