At this stage, not sure what we'll build, as we only found out last week at our first tender appointment - site costs up by about $55k as a result - meant our build was out of our price range - we're gutted We have our colors all nutted out, just need to get the other logistics in order... Hydronic heating is hot water through radiators on the wall... Very efficient, and dust free... Which puts the ridge pole of a 2 story over 9 metres, and all second story windows would need to be obscured... Completely inflexible on site cost... Plus, we reckon the house would look like the one in Up!, sitting on the edge of a cliff... At least if we change to a single story, the house won't look stupidly high...
