My own little list Sarking 450mm eaves 3 coat paint system Basic floor coverings Minimum r rating wall and ceiling insulation to suit climate of proposed dwelling Minimum of H slab Minimum 2 garden taps Fly screens Garage doors with atleast two remotes Colour on concrete alfresco floor Plaster lined roof with weather coating to alfresco External gas and power in alfresco 20mm stone bench tops Oven, cooktop and ducted range WIP with four melamine shelves Mirrored sliding doors to robes with shelf and hang rail All doors finished in three coat paint system with choice of basic range handles Door stops Gas hot water system Atleast 26lt Two internal gas bayonets Two tv points Choice of tapware, shower heads. Semi framed shower screen, 1700 bath, towel rails and toilet roll holders Probably more but my brain is fried from work lol I've upgraded the crap out of our house and negotiated some nice extras thrown in too so these are just bare minimum that were pretty much included in the base house price. Some builders charge extra for some of these basics...you should theoretically be able to move into your home with the basics covered. The rest you can upgrade. Sarking and eaves should be a given in any build and to pass basix or NAThers you'll need them! Cheers, Re: Minimum inclusions 9Feb 13, 2016 9:23 pm Some of my standard inclusions were: 900mm freestanding oven/stove and rangehood Fly screens Niches in both showers Colorbond Roof Steel frame Landscaping / driveway Roller blinds 500 x 500mm tiles to house H1 class slab Soft close cupboards and drawers in kitchen/bathrooms 20mm stone bench tops Double kitchen sink Glass splashback in kitchen Floating vanities in bathrooms Fixed site costs and BASIX Instantaneous hot water system 3 TV points, two data points and 20 x double power points. There's more but can't think off the top of my head. Just keep in mind that some builders may offer more inclusions than others, but they may also be more expensive than others.
