Browse Forums Building A New House Re: Who is building with Beechwood 11441Feb 04, 2016 11:05 am Simple really, the terms are 7 days for payment once invoice is issued and then penalty interest starts accumulating and the build is stopped. It did actually get to this stage where the build was stopped for over a month whilst issues were sorted out, or attempted to be. There is also the issue of whilst mediation etc is carried out you must be conforming to contract conditions etc for dept of fair trading etc to be involved, thus non payment is a breach of contract and leads to all the legal paths that result. As our solicitor advised you have to be doing the right things as part of the mediation process. The contract conditions are also very in favour of the builder where large sums of money is paid early on and lots less later on. A number of problems were only discovered(exposed rio etc) once we had a chance to expose the edge of the slab fully, which we could not do during the build without the builders approval, which naturally they were not going to give. It is a tricky position to be in and we relied on the direction our solicitor advised, were they 100% right in hindsight i don't know but I do know to stop the build for many months can be a very expensive process when interest, money sitting idle etc is taken into consideration. Did we get right in our decisions we made, taking on the advise we were given and having faith in the whole system to look after the consumer i would now say no and would gladly have stopped the build indefinitly until all issues were sorted out, easy to say in hindsight thou. How many Beechwood homes have these issues undiscovered, remember the slab is usually backfilled straight after formwork removal. Below is what was found once the slab was exposed, do other Beechwood homes have this undiscovered, hopefully if they do it will be within the warranty time. blue dots are exposed end rio, some 20 odd exposures were found around home. brick over hang, the broken pipe behind the hand is a broken stormwater pipe they had just covered over with dirt. Were these fixed, only after two months delay and discussion and only because the engineer told them to. Were Beechwood happy, definitely not that they had to fix it. I asked a fella at nowra about extending the terezza 2m and he said its roughly $2000 before they even price the actual add on as its a differant truss needed. So $2000 + a $$$ for every mm added on. Im curious if id have to pay the $2000 again to extend the garage also. Our garage door was put on today and all that they have left to do is the tiling in wet areas only, electrical and painting. It's still the bathrooms getting me down at the moment. As we live in Wollongong, but deal with beaumonts in Nowra it's hard to play with colours. There is a store in Wollongong but their "standard range" differs from Nowra and they don't have as much to choose from. Other then that I believe they were submitting the Absa/basix once we get confirmation on moroka. Well that's exciting, its starting to move along. I know what you mean about colours. It can be so hard to imagine how it all comes together but my advice is go with your gut. It usually pulls off We got confirmation today we can have Dune Moroka. So that's completed our external colours. All locked in now which makes me feel better as we can no longer change our minds. Austral Whitsunday Orpheus brick, Monument roof, gutters and Windows, dune garage, fascia and moroka on pav 3 facade. We are going ahead with the brick piers so back to the drawing board with plans. But we believe they are submitting the ABSA/BASIX now anyway to keep things moving. Our sales rep has been fantastic and has been keen to move things quickly. So pretty happy so far. As for colours for bathrooms and laundry I just wish we could hurry up and decide and lock it in so no more changing. It's already changed many times. From strictly black and white to now wanting colour, but then matching tiles to the colour etc. Better hurry up or the kitchen might start changing too. And that is one thing that hasn't changed since day dot..........yet. Jet black bench tops, black glass splash back and white sheen cupboards. Were there things that BW surprised you with in terms of extra costs that you assumed should have been included as standard? (This is my biggest gripe comparing project builders - everyone has a completely different definitions of standard) * Has anyone put floor boards in bedrooms instead of carpet? Did you go via BW or do it after handover? I don't think Beechwood offer floorboards/floatingfloors etc, at least according to Head Office in Wetherill Park. We have gone with the tiles and carpet in package. We have tile going through our kids wing, so in effect have 6 rooms that are carpeted, independent of any other area. That means they should be easy (and reasonably priced to recarpet at a later date). Check on all your site costs to see if they have estimated according to your block, or just a general estimation. Better if it is customised to your block as best they can. We upgraded: door handles to lever handles front door handle deadbolt to garage door privacy lock to master bedroom mixer taps to sinks, showers, bath cavity slide door to ensuite to separate from WIR. We asked the flooring company to come along to the final walk through to do a proper measure. The only sink plumbed in when we got the keys was the laundry tub. It's a little disappointing having so much to do after handover, it's like getting half a house. But it was so worth it, we love our house Hey guys building a new place through a volume builder and just wondering if i should complain to the site supervisor as we just had plasterboard installed.
