Then builder recently arranged for site engineer's report & came for my single block as Site classification S Footing detail C1 No sand pad required Wind classification N1 Block area 250 sqm Site coverage 163 sqm Building coverage 145 sqm Then, Just recently I had a site variation cost came to me from builder for quoting extra $7000 Is it sounds reasonable?? I haven't sign variation PO yet Before sign, what are the questions to ask to builder?? WHY? 1.You originally dealt with the salesman he will now plead ignorance 2.Clients trust engineers therefore most just pay up when the salesman/builders say " The engineer Says.... and it costs....?" 3.Some salesman/builders go in initially unrealistically low and set the clients up for the "Sticker shock " 4.This forum offers Expert Engineering Advice Before you Sign The PPA 5. The material upgrade from A to S should be explained to you properly..to have the Extra overs explained now require more info.. plans etc,etc 6. Good luck Sure that's what they all say but go tell that to the Council Building depart, Building Commission, insurance co, and the courts, etc you cant get approvals/build without engineering certification ,experience means very little without those qualifications/certification. So why leave engineering later to chance...sort it out up front.. know what, how and why to build and where to save money. Definitely a novice here but I wouldn't think that the direction of the slope would be almost irrelevant, it would be primarily related to how much house is being supported / land is being retained. We have a similar slope on our block and even building a split level to work with the slope, we will only get a little change out of $50k. Good luck!
