Very disappointed at seeing all the subdivision and agree it "cheapens" the look of the estate. We were sold land in a "prestigious" estate with allocated medium density areas but now townhouses are going up on too many corner blocks. We'll be contacting VCAT on Monday regarding a build commencing next to us soon. Paying premium price for land in "Greenvale's most prestigious address" (as is advertised on their website) we were ok with the allocated medium density allocated housing, but not with all the townhouses and development that we feel lessens the value of the "prestigious address". Please let me know your thoughts and if you're interested in supporting our claim if we are willing to head this action. We are quite disappointed at the number of townhouses and cheap rental properties there are in our street. I did call peet head office few months ago about this and i was told as long as hume city council allows the subdivision and permits then their allowed.. i argued that you shouldnt advertise as "most prestigious address" then and also argued about the quality of some of the townhouses and rental properties but anyways obviously couldnt get anywhere. So then i called the council and made a complaint and they just said things along the lines "as long as their is x amount of distance between your house and theirs and the shadow of the townhouse property is not on your house theres no problem etc etc.." we didn't think of taking it to vcat at that point and probably wont as i think we're just use to it now. It is disappointing though! Would like to hear if you guys took this matter further. I agree re your comments above- I bought the land a while back now and when I started to see townhouses popping up very close to me, I got quite annoyed. The land isn't cheap, and as has been stated above, the estate has been marketed as a premium location. I fear they will continue to be built & really cheapen the area. Look forward to sharing updates on my build as it progresses--I noticed the first home in my part of the estate is now finished and the owners moved in on the weekend which is exciting for them, but makes me want mine to speed up! Just an update on taking PEET to task on the townhouse issue. It angers me that so many of us have complained to them and they simply ignore us. This is a matter of a big developer doing as they please. And Hume City Council is correct. We went and saw them also. They said the same thing, that as long as they adhered to code then PEET can continue doing what they're doing. However when I told them I'd already gotten advice from VCAT, and they have steered me in the direction of Consumer Affairs Victoria, then one guy from Hume Council, gave a slight hint that this would be one avenue we could take to further our cause. And whilst there isn't anything I can do about the townhouse being built next door to us, or any of the other townhouses, then I can certainly get a group of us together, with all our documented emails and records of our phone calls, and lodge all this evidence under my claim number to Consumer Affairs. At the very least the outcome we are asking for is acknowledgement of their actions, full disclosure of future development and compensation for misleading us into paying a premium price for our land and delivering a sub-standard development. Please note that I am happy to spend all my time chasing this and doing all the groundwork, printing, mailing and liaising with Consumer Affairs. But if any of you have copies of your emails to PEET, or wish to join me in this action against PEET, then please email me on liztek@bigpond.com as we can only be heard if we join forces. I've already made email and personal contact with one neighbour and I'd be happy to meet with others or liaise through email, but the more hard copy evidence I have then the stronger our case will be. There should be no reason why us small land owners can't take some big property developer to task on failing to deliver in our estate, compared to the "more prestigious" estates surrounding us. Even though I have no written evidence to support you, I have complained but pretty much given the shrugged shoulder! It annoys the hell out of me that we paid a lot of money for the land and to build here and now it's starting to look like high density rentals are taking over! I'm in the process of getting names and addresses from all the residents who want to be involved as I am taking this matter all the way. We are building just behind the Porter Davis homes in Altitude Street, the white cladded house which has been taking FOREVER! Anyway, if you see us around on weekends pop in and say hello and I'll take your details. Just an update, after moving forward from VCAT, Hume City Council and Consumer Affairs Victoria, I've contacted the Law Institute of Victoria and they've referred me to a local office dealing with Property Law and Civil Disputes. I'll be in touch once I've gotten advice from them, so stay updated on this forum and for those that I have their email addresses, I'll keep them updated that way also.
