Our new home will have a 12.5 BAL (bush attack level rating) so I wanted to ask what aircons are we allowed to get. I don't really like split systems and I'm hoping we can get at least an evap. Our home is a 3X2 with a theatre and study. Does anyone know the costs of an evap if we are allowed it? The Bonair employ an enviroseal automatic flap in the throat of the riser tower which makes it compliant. The mesh isn't required with the enviroseal. I have evap cooling and have stainless steel embers screens fitted to comply with BAL 29 requirements. I am in an inland location with typically very low summer humidity. On a 37 degree day the evap cooler pulls the air inside the house down to 23 degrees. Requirements for evaporative coolers for installation into all residential applications (Class 1, 2, 3 and 10a buildings) in these BAL areas are as follows: Clause 5.6.5 (f) Evaporative cooling units shall be fitted with non-combustible butterfly closers as close as practicable to the roof level or the unit shall be fitted with non-combustible covers with a mesh or perforated sheet with a maximum aperture of 2mm, made of corrosion resistant steel, bronze or aluminium." This is what I relied on re the enviroseal on my unit. The seal is required or the mesh is required. You could have both if you wanted but requirements are one or the other. Given that you are in Ellenbrook I will not recommend getting one. A friend have it installed and as daz mentioned they don't cut it. Ensure you have a well insulated home, and you'll probably find that a split system a/c won't cost you an arm and a leg to run. An evaporative unit works great in places like Melbourne and Adelaide (and other places with low humidity in summer), but the further north you go on the East Coast, the less efficient they become. Edit: just looked after I replied, you are on the West Coast. But still look at average humidity levels during the summer for your location... the higher the average humidity levels, the less efficient evap is.
