Currently, it is finished off at the frame stage. I realized that the frame is only single top plate for the stud wall. This seems non-compliant to Aust Standards. I am wondering if anyone here building with Metricon having the single or double top-plate. As the Frame is done, I am not sure how to get it fixed. SS said that it is normal as in conjunction with engineers design. I am not sure which one is correct. Is the single top plate strong enough? I have asked this question in other section in this forum. Most of them said standard is double top plate. SO, I want to know if Metricon always build with single top plate only? anyone build with Metricon has their frame stage photos. Would you mind sharing it with me? especially in Melbourne area. Read http://anewhouse.com.au/2013/08/timber-frame-basics-1/ It sounds like if you rest the load bearing items on studs you don't need double top plate. I looked back at some of our photos and noted where we had additional studs on load bearing walls. It looks like we have a double top plate in some areas as well. I am building in Sydney and full Hebel construction. If you have building inspector I'd suggest you ask them to look and confirm. Don't be nervous. You will get it soon and it takes time. Because they are volume builders. But make sure to get everything you agreed or not in writing before construction starts. Good luck. Well we had a copy of our signed contract when we left. We pretty much had a 3-way contract with hubby, I and the contract presenter. I won't stress you will get it soon, We also had some changes we had to put through at contract presentation we only got the updated plans much later. Now everything is up, If I get private inspector to check the frame, how do they fix that? rebuild everything? I doubt it. SS said this is the design from engineer. I really am unsure. I might to leave it as it is to get it done. I think it should be alright as Metricon guarantees for 25 years. The problem is if the joist and stud are in-line (joists beam on top of stud), single top plate is sufficient. otherwise, they need double. We originally had cavity sliders x2 in for ours but hubby didn't really like the idea of closing the opening in a bit to make it fit 2 doors so we took it out. I'm thinking i'd really prefer it there as hubby is up before me and it will be so loud having the water running when he is in the shower and i'm trying to sleep a bit longer! LOL I like my sleep Other thing i've changed that i'm not happy about is making the sliding doors on the BIRs hinged! I thought it would work better to be able to put dressers in out of the way etc but after living in this rental for 4 weeks now and having hinged doors they are a PITA! To put clothes away i have to go and open both doors to get to the drawers and the kids are always leaving them open which is really messy! So, what do Metricon charge to change things? We are still fairly early stages, we've signed out final variations and will be doing colours next month. Can we still make these two changes before final contracts are done up? I can live with them if they can't be changed but i'd prefer to fix them up if we can! I got the price of the ensuite cavity sliders already and took them out because hubby didn't want them, but after him running the tap yesterday morning here to have a shave i realised just how loud it is without the door shut so want to change his mind and put it back in! Not sure if i can change the height of sliders as we are just having standard 2.4 ceiling upstairs so not sure if the doors can go higher? I'm sure the robe sliding doors in our last house were higher than 2065 with standard ceiling!!?? I would go through the plans again and make sure you didn't miss a thing and do it in one hit. If you paid 1k deposit be expecting to pay a further 3k on structural changes as they need to draft your plan again. Then contract time is 5% which will include what you've paid already. Our variation fee was 1k? Glad we didn't miss a thing!!! Well we hope so Best of luck better to do it earlier than late.
