Browse Forums Building A New House 1 Nov 16, 2015 6:51 am We can't have eaves running down the side of the house the bedrooms are located on because we are 1.37 from the fence. Has anyone had this problem as well? I'm not overly happy with it but doesn't look like we have an option. We obtained letters from the neighbours to say they were happy and that helps apparently Eaves along fence line 6Nov 16, 2015 11:31 am We applied for a dispensation from the council for our eaves to go closer to the fence and it was approved no problem. The application was about $500 Re: Eaves along fence line 10Nov 16, 2015 5:01 pm I couldn't have them down the side of the house either. From everything I've read you need at least 450mm wide to get any benefit from them, and they only work if properly positioned and only on the north side.. so I didn't bother. Re: Eaves along fence line 12Nov 16, 2015 5:37 pm It's on the side of the house we won't be going down and if the neighbours garage is on the boundary or close too then it won't be visible by anyone but them. It's very annoying but. We have double glazing so it's good we have that but really annoying nicnbam.blogspot.com Re: Eaves along fence line 14Nov 16, 2015 7:12 pm Are you insulating your external walls? That's a really cheap way to keep things a bit cooler in summer too. Re: Eaves along fence line 16Nov 16, 2015 7:39 pm We also put in the fluffy yellow stuff and it was under $1000 from memory for the whole house. Or you could do it yourself before the walls are sheeted. It's only $90 or so per bag from Bunnings Re: Eaves along fence line 18Nov 16, 2015 8:30 pm We are with a volume builder, don't think we will worry, though does sound like a good idea, I think we have enough with the eaves, double glazing and sarking. Plus in Melbourne we are lucky to get too many days of heat in a row haha Yep Emma we don't but because the habitable rooms are on the side of the house which is 1.3 off the fence as Park of the Vic building regulations you need to have a certain amount of space. It's disappointing as visually it's going to annoy me for a while, but like I said above, it's not going to be visible to anyone but the neighbours. nicnbam.blogspot.com Re: Eaves along fence line 19Nov 16, 2015 8:55 pm Oh I see, yes we had to double glaze all doors and windows part of regulation. 326 crossover on our short side of house so hoping we moved our house back further enough because we didn't want a garage next to our room hah Re: Eaves along fence line 20Nov 17, 2015 7:21 pm So they have said we can move the garage on to the boundary, as it's about 200mm off, then take out 150mm through the centre of the house. Not overly keen on that idea, although it's only 150mm it will make a big difference to some of the door ways. My next throught was, can we build them on later if it does become an issue or it looks terrible. I'm thinking I'm well over thinking it all. After a few weeks I won't even notice. This is what it will look like except single storey, Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ nicnbam.blogspot.com DIY, Home Maintenance & Repair Thank you, that’s really helpful. It sounds like it could potentially be quite bad, or at least something that may be difficult to diagnose before the sale. 2 4116 The two 15mm holes are obviously not compliant. The Dept of Fair Trading would love to see this one! Do the gutters pool water after it stops raining? Although it's… 4 16280 I would replace the nails with timber or gyprock screws. They definitely wont come out 2 4575 |
