Browse Forums Renovation + Home Improvement 1 Nov 13, 2015 1:51 pm Our local shire recently approved our house plans. The thing is that they approved the old plans rather than the new plans we had to submit because they had been rejected the first time! Well lucky for us, we do prefer the first plans that they didn't approve originally. This was obviously a mistake made by the shire..... and I'm wondering now, if we start building, will the shire ever see that it was a mistake and renege on their approval? Are they allowed to do this? Cheers for any insight and wisdom! Re: Wrong house plans approved. 2Nov 13, 2015 2:00 pm That's so funny. I doubt they'd ever notice unless someone complained about it. What sort of issues led to them rejecting the first one? Re: Wrong house plans approved. 3Nov 13, 2015 5:27 pm Depends on the reason was knocked back initially, but if you use a private building surveyor, probably not. The surveyor will check the build is to code and follows the council approved plans. They would have no reason to question why the plans were approved. Re: Wrong house plans approved. 4Nov 13, 2015 10:35 pm Thanks for your replies guys..... About an hour later we got an apology email from the shire, saying they had stamped the wrong plans!! Aarrgh! I was a little disappointed but oh well, everything happens for a reason I guess! Cheers to all. Re: Wrong house plans approved. 5Nov 14, 2015 1:02 am Take the plans as stamped if you prefer them, and no, they cannot reneg on a permit once it is given. the building permit will probably be valid for 2 years, best to make sure you complete it in that time. Re: Wrong house plans approved. 7Nov 14, 2015 3:02 pm If they have requested the changes and have now stamped the new drawing which have been provided with an explanatory email and was within a reasonable time frame of the error. They are most likely going to follow up at the building approval stage and during construction. Knowing the issues we had the less you poke the bear the more likey you are to be allowed to move into your own home. Q may be technically correct but do you want to be fighting the council and its red tape and delay moving in by months or even years. Using my LG-G4 to bring you this update. Re: Wrong house plans approved. 8Nov 14, 2015 3:10 pm Makes sense, twin_dad. Building will commence a little after Christmas.... and now I think for me, the happiness of building our new home outweighs the small drama of a wrongly stamped house plan. I'm just content that's it's actually happening! We've come to terms with the design we have now so all is still good. Make sure you have the required soil bearing capacity at the shallow founding depth and the strip footings are designed for the expected loads over (including the wind and… 1 7249 If your patio is going to be 35 sqm then that's going to need Council Approval. The fact that they previously approved your 25sqm patio will be irelevant 1 10695 Thanks π I was worried if the roof went on before itβs fixed! 2 7818 |
