Bond is only $5k if you're not using a guild builder, and rates are often incorrect so make sure your solicitors check them. What's people experience with pricing? If I go to allhomes you see advertisements from the builders for 'house and land' with a block size and house design illustrated. When they say $600,000, what does that likely not include? I'm thinking stamp duty, probably landscaping, window coverings etc. What hidden costs have you found along the way? I'm trying to work out what my $650k budget actually gets me so because I don't want to be dreaming of the $650k package when there's a pile of extra's required to actually get from deposit to moving day.. Re: Anybody building at Googong ? 2193Jan 19, 2016 1:27 pm For me a ballpark was that Googong is $60,000 to $100,000 cheaper than comparible house and land than Canberra but that likely just the land difference. Haven't moved in yet but it has a fantastic community, something I haven't seen before anywhere else. If you do a build you'll be eligible for the $5000 rebate on stamp duty and only will pay it on the land, not the eventual house. We paid something like $4,000 instead of the $20,000 to $30,000 for established homes. The key trick is retaining walls. Googong is hilly and even the smallest wall can be costly. So for us while out block was flat, we still required almost $20,000 in retaining walls along the north and west edge. An experience I would avoid by paying more attention to the blocks around us prior to buying. It's also a long process. It's been 2 years since we started and we are just about to lay the slab but we are getting a fabulous house at a reasonable price. Pay attention to the basics like north orientation and insulation.
