Because we're building a double storey house, most of the upgrade was for the ground level only as it would be too hard to upgrade later. Top floor is standard as per Carlisle, you can alway add extra power point and lighting later. Hi blue_destiny, Thanks for your reply. That's similar to what we think as well. We will leave the lighting as batten lights on the top floor as well except LEDs to the bathroom and Master Ensute. Did you include the alarm system? We are hesitating on this one. We prefer the $1700 alarm system which gives us the feature we like but wondering how hard to do it after handover. Does anyone know? Cheers Hey Mellily, We did our electrical plan exactly like this - LEDs on bottom floor, master upstairs and ensuite but left the other bedrooms and activity room as batten. We also go the base alarm system package, pre-wiring for the theatre, a few extra battens for pendant lights, two floodlights and pillar lights as well as some additional power points and ours came to about 9k. One thing our electrical consultant mentioned was that you can always upgrade your alarm system later on if you don't want to go for the 1.7k. Good luck with your tender! Cooling in double story.... has anyone gone with evaporative and how have you found it? They said they can maybe put in two points downstairs if the plan allows it so i'm hoping that would suffice and i guess if we needed it we could always put in a split system to take the edge off if it's a little warm downstairs? Downlights.... i read a post on here, not sure what page it was about a guy that got battens added to where he would later put downlights at a cost of $55 per extra batten compared to $145 for downlights. How much would it cost to have an electrician come and change those to downlights later on do you think? Front facade....is it just part render that is included and any timber cladding or tiling is extra? I'm assuming so? Has anyone had quote for data cabling to be done? Cooling - We have built Milano 51, evoporative cooling, and very happy with it. The ground floor is naturally cooler than upper floor and with 2 cooling vents there, it was perfect. I doubt if you will ever need a spilt downstairs, but again personal preference how cool you want. 2. Down lights - I went with extra batten as downlight provision on ground floor and it worked out well. For upper floor you can consider getting it done later as the roof has no access issues unlike ground floor. 3 Data Points - I got 4 data points, one at each TV location plus extra in study. I have the data hub underneath stairs and we have never got any WiFi coverage issues anywhere in house. YAY to not having to fork out extra for refrigerated, that was going to REALLY push our already stretched budget!!! Hubby thought that putting batten lights in would maybe effect energy rating, this was not an issue though? Do you recall how much they charged for the data points? We are looking at putting in 2 points in study, 2 in lounge, 3 in living, 4 or 5 in hubby's techie man cave (theatre), and 2 in activity. Got the answer to facade question today, seems everything is covered which is awesome!!! We got the following extra cost at our tender which we never expected. Just wondering if you got similar bills as well. These extra bills are killing our other upgrades. Shouldn't they be included in the base price as these must be paid when build a house? 1.Provide shade cloth protection to double storey scaffolding to left and right hand boundaries where house is less than 3000mm from the boundary. 2.Provide site cage for rubbish containment 3.Provide temporary fencing to all four boundaries 4.Provide sediment control barrier to the front of site Many thanks.
