I am a civil engineer with many years experience working as contract administrator for water and wastewater related projects. I therefore have excellent experience in administrating contracts and managing contractors, budgets, schedules etc but this has been largely off site with a works supervisor acting on my behalf on site. I am looking for advice from those that have owner built a family home, say up to 300 square metres. Do you think I would manage with 2 hours site supervision each day, mostly in the morning, with the ability to take days off for major milestones such as concrete pours? I would also be 15 minutes away from site if issues were to arise while I am not on site. Im thinking prefab of as many components as possible e.g. concrete tilt panels and roof trusses fabricated off site to speed up the build and minimise on site supervision requirements. Some only need minimal supervision, can read plans easily etc whereas others need to be watched all the time. Just note with an hourly rate tradies like to work full days on the job and half day friday. If its a contract price you just need to inspect the work to make sure it is done correctly. Hopefully your know what you are looking at upon inspection. I do concrete precast and prefab on site and I tend to thoroughly plan the weeks schedule for the 4 hours everyday that I am on site. Here in Perth for 2 storey precast construction it works out the same cost as double brick construction. The cost reduces considerably for 3 storey though (max 10T panels). Hi, yes good point about how to employ the trades, this may vary depending on the type of work at any given stage. My time on site may vary as a result. Hi Im moderately hands on but I dont think I would stretch it as far as casting tilt up panels on site although I havent researched it all that much yet! I do know a really good concreter I could speak to though. Otherwise there are some good precast supplier options here in Hobart. Either way I think the key will be meticulous planning on a weekly and daily basis.
