What lot are you?
Here is an indicative BAL (it's not final, as u need to get a bushfire report done on your property before you put your plans in with council, but it gives a good indication on what the bal might end up being).
We will probably have bal 12.5 or nothing, but we are in R2 not environmental living.
I think if you build beyond the APZ line you need to have it to flame zone building specs, which I don't think a lot of project builders do. A builder should know what they can do though if you showed them the APZ line ?? Or someone else might know who is also in environmental living with an APZ line one their lot.

Hi all

Not sure what everyones dealings are with David from WGroup but I find him not reliable when it comes to providing accurate information regarding the development. My wife and I have called and spoken to him many times and cant seen to get a decent answer out of him. Not sure if he cares now that we have put our 10% down.

Also noticed so many blocks are up for sale in the Estate, not sure whats going on.

Has anyone had the same issue with him?

I was wondering why so many are back in the market. Wasn't sure if it's just because it's taking too long and people are wanting land that's registered now? Disappointing that there has been so many delays

With a bit of a down turn, there are some registered land hitting the market, I am not surprised if others are reselling given that 2nd stage hasn't even started yet.

Any idea when would the 1st stage roughly be ready for registration?
It would be good if the developer could give some indications, at least the civil works are within their control.
I've spoken with David previously, he keep on saying registration will be Feb 2016 in which I could bet 100% impossible given that land won't even be ready by then.

Am interested if anyone has a good conversations/designs/tenders with any builders yet especially the lots on the slope sides facing the creek.

Hi there, we have also brought in stage 2. We have not been told the exact time when to expect registration for this stage every couple of months when we call we get told different things. We were last told that stage one was going to register in Feb 2016 but I don't see they happening, hopefully stage 2 is registered by the end of 2016.?

we are in stage 1 and have purchased one of the lots facing the creek (on the slop).
We have spoken to a few builders who have given us varing estimates for site costs. Have other people looked into this and if so what kind of costings have you been told?

The land hitting the market is from investers selling off to make a few bucks.

The registration for stage one should be completed by April, I dont see it draging on. There has been much progress in stage one.

Stage 2 should be completed by march 2017 latest. Just trying to be realistic. David is working for the developer and can say anything he wants as he is not working for any of us. Plus the lots on the market are still there and have not been sold.

Site costs will vary, look to spend 30k to 70k depending on your builder and how theybfeel on the quote day.

Which lot no are you? We are on Mombray, but in stage 2. Would have been nice if we were in stage 1, but we just need to wait a little longer now. What builder are u thinking of going with?

Went past the development the other day and it looks like stage one should be complete soon. Also drove down to the end of Hillview Road and had a sticky beak at stage 3 and it looks like they have started some earth works there too. Ohh and there were these huge rabbits running around. So sad to see the wildlife being affected. It reminds me of the cartoon Fern Gully , The Last Forest.

Hope everyone had a Merry Christmas and a Happy New Year. 2016 will be a good year for all, hopefully we can start building.

Rabbits are an introduced species as are foxes. We live just the other side of the creek and I regularly see both in the bushland between us.

Matt being so close to the creek do you find that you have a issue with spiders and other pests. Our old house was close by a park attached to a creek and I couldent control the amount of spiders and other pests we got.

Not really. Probably because we get a heap of wasps though. The Bunnings wasp spray fixes those though.

The land we purchased was not through Allam, we purchased theough WGroup. Our development is across from the Allam one called the Hillview Ridge Estate. The Allam development is called Hillview Rise. But you guys are lucky as Allam it supplying you with the driveway on the council strip including walkways.

Just wondering, where did you find out that the developer isn't putting in the driveway on the council strip and walk ways?

Also it's our understanding from the vendor's solicitor that the plan of subdivision will be lodged this month or next month. Typically it takes about 2-3 weeks for council to approve as long as no issues arise. After the plans are approved the developer will need to lodge the approved plans at the Land and Property Information (this will take about 2 weeks). So at this stage it looks like the plans will be registered around April.
