We had a meeting with our builder last night. He will finalise the quote, before issuing the contract. I had the chance to ask heaps of qs and am getting excited. We wont look for a rental for a few months yet, as we are planning to start the build in March. When we started down the path of a first floor addition, we weren't expecting to move out. It certainly puts more pressure on the budget, but as we are basically rebuilding/ reconfiguring the whole house it is unavoidable. Its a bit too early to do very much but I am going to start some mood boards to determine colours/ style that we like to make the decisions later a bit easier. We may leave the back concrete deck for later, we may leave the downstairs bathroom and current bed 3 as is for now and do the new bathroom with separate toilet down the track. Re: Second Story Addition Sydney 25Sep 10, 2015 12:46 pm If we are feeling rich (haha), we would like the upstairs linen cupboard to have a laundry chute down to the laundry (not sure on the logistics and if we could make it bend a little so the dirty laundry lands in a cupboard in the laundry downstairs (it is sort of above the right area). I have no idea how much these cost or how easy they are to do. Just a thought about trying to make life easier. Does anyone have any experience with these? It looks nice and spacious whilst still having good sized bedrooms. Are you happy with how the plans came out? I would love a laundry chute but unfortunately the area just doesn't line up. He said we should be fine and as mentioned, if it comes to it, we will still go ahead with the extension and just put off the renovation of the ground floor bathroom etc. Has anything started for you guys this week RJ-McGray? Re: Second Story Addition Sydney 28Sep 12, 2015 5:21 am That's great - yes budget is the big thing, especially making sure that everything is included that you can think of so that there are no surprises. I went through our tender over and over, even coming down to questioning the number of door handles included!! I wanted to ensure I knew exactly the figure we would be looking at so that I would have an idea of what we have to play with to add things like a built in media unit, new TVs etc. our builder has been great in answering all my questions and getting back to me with answers for "how much would it cost to do this? What if I want that window smaller? What if I want the roof colorbond vs tiled?" so I feel really comfortable budget wise in that if there are unseen issues that come up in the build we are not going to end up with 1/2 a house! Things have started slowly! They have put up the scaffold around the house so we officially are living on a building site!! One thing I didn't consider (until I saw the scaffold surrounding the clothesline!) is how I am going to do all the washing during the next few months! I think there will be a few visits to my Mums house with bags of school uniforms and undies! On Thursday we received a call saying that our plans have finally been approved by the council which is very exciting. And handy since the scaffold is already up Friday we went and ordered all out light fittings - Beacon is having a sale at the moment so we ended up with about 15% off our entire order. I do know that if you order a great deal with them then they will give you a discount whether there is a sale on or not so that's always good. Tuesday we will be meeting with the builder to go though the final, final contract which will include progress payments etc that can be passed to our bank. So it is feeling more real that a start is coming very soon! It is so tempting to want to get everything done in one hit, but we just focused on what we really need right now, which is obviously more space/bedrooms and definitely more bathrooms!! We kept thinking of more and more things we would love to have done but they each add up in cost - like landscaping and new retaining walls etc - which isn't something that is necessary right now. It took a bit of discussion amongst ourselves to determine what our priorities are, which we decided is getting the bones right - the upstairs, the fixtures and fittings which could be costly down the track, a new roof, render etc. if we took any of those things out then we did not see the point of doing it at all. So we are leaving our downstairs pretty much untouched apart from painting to match and ripping up the carpet. I'll keep my fingers crossed that it all comes in within budget for you! After that, the building designer will prepare the plans to go to council. We have a couple of minor changes to make to the plans - changing the positioning and size of some of the windows mostly. When we have final plans, we can get a final costing. That bit is pretty nerve-racking! Yay for finalised council approval! Are you hoping to have it done by Christmas, or are you taking it as it comes? That council approval was a long time coming! We are still waiting on a final estimate from our builder, though he has given an initial estimate which comes within budget. Yay! At this stage, we are hoping to go to council in the next couple of weeks and just hoping to have approval ready to start early next year. Council approval has been granted but we are waiting on the builders final quote and then looking to start in March. After much debate and endless numbers of sample pots we have finally decided on our exterior colours. We are going with Dulux Silkwort for the Scyon Stria cladding, Dulux Stepney for render, Colorbond Basalt for the roof and garage doors. We will have black window frames so I am hoping it looks as good as we imagining. And I like your color choices, the are very similar to ours so hopefully when we are done I can put up some pictures to give you some ideas of what it's going to look like. Can't wait to see pictures RJ-McGray. We are looking at using Colorbond Dune colour for our cladding (weatherboard). I'm looking more at the warmer greys as we have green colorbond fencing/ gates and I want to tone in with these. Some of the greys can be quite blue looking in certain light. We have existing white window frames, though most of these will likely be replaced. Still stuck on roof/ gutter colours. I'm tending towards Woodland Grey, but not sure about such a dark roof colour (for energy efficiency reasons). I think it is darker than Basalt? Not sure how it will impact the BASIX report. Our house is moving along really well! The roof is gone as of last week and they are working hard to get the platform down. The electrician is there today completing the wiring for downstairs, the air conditioner man is coming tomorrow to put in the ducts for downstairs and then the platform should be completed by Thursday. If that all goes well then they believe the framework will be up by Monday! It's all speeding along! We went up on the scaffold this week to have a look and get a feel for the space and view which was great.
