We have found the block we want and have gotten finance approved however we have not put an offer on the block just yet till we know exactly what we are up for ie house plan, extras, siteworks, fees. I have started discussions and modifying some plans with different companies to get an idea of costs when plans are changed and items are upgraded. Did others do this? I feel bad as in the end I feel i would have wasted a few companies times but i also think i should do my homework. If money's not exchanged yet it Pays to be fussy and always pays to try before buy However we did the exact opposite lol. We looked for house first before locking in land. We wanted to find the perfect floor plan first, then when we were satisfied with our choice we looked for the right size land for the house. Reasons being, we didn't want to be disappointed if we couldn't build our dream home on our already purchased land. Once we found one We put deposit down for the land which enabled us to shop around and look at other builders offers, as we knew what our land was capable of, we received quotes from two builders, comparing costs and floor plans. We ended up paying 1000 deposit to 2nd builder in June and since our land didn't title until next year June, we managed to lock fixed prices for 10 months, from March until June we pay a monthly fee of 500 until land titles. Thank god we don't pay 5% deposit until mid Dec. So we are still shopping around until then because we don't want to have any regrets in the future.
