Re: Question about having your own appliances in a project h 4Sep 03, 2015 7:03 pm Hi Vik2015 We were lucky that our builder worked along with us and agreed to doing the electricals and cut outs in our kitchen cupboards preparing for our appliances to be installed AFTER handover. We are almost at handover and have done a KDR in Melbourne. We got a credit back for not going with the standard builders appliances. When we had spoken to the salesman at Homeworld (in Kellyville), he mentioned that we could have handover without a kitchen and then install it afterward. After hearing that, I guess I got complacent and assumed it would be OK. After spending ALOT of money for "Part A" & "Part B" and giving notice to our tenants (we are doing a KDR as well), we are stuck between a rock and a hard place. Too late & expensive to pull out now. Not sure what our options are - can only push, argue and hope for the best! Do you have to use the builders electrician/plumber to install the appliances? Re: Question about having your own appliances in a project h 7Sep 04, 2015 5:12 am One of my colleagues built last year with a major builder and they told her if she selected her own appliances, her entire electrical warranty would be void. I thought that was pretty poor form. I have learnt that as unreasonable as many of their decisions are, they will do what they want, but I keep reminding them I am the one paying a large sum of money for a house, and that unless something doesn't meet code, they need to consider it. With our builder we had a clear understanding as to what they were prepared to do and our responsibility was to provide the correct model numbers to proceed with the cut outs and were stated in our HIA building contract. As so many ppl on here have previously stated if it's not written it isn't so? As for our situation, my understanding is we'll get OC without appliances installed, my builder stated we had to have 1 fully operational bathroom at handover. We had builder do all our tiling to our wet areas, but we are doing our own flooring post handover to avoid quads been installed around our flooring, (as we don't like that look). Our builder agreed to lightly tack our skirts back on, so it will greatly assist our flooring installers to remove our skirts prior to laying our bamboo flooring. The builder has agreed to finish painting them post handover once our flooring has been installed. The builder is allowing me to supply it, they will install it. I have had to pay them a fee of approx 10% of the value of the oven for them to install and insure it, but to me it is worth it as it will fit the cabinetry perfectly and will be ready to go when i move in. I had to advise them at pre start which model it was so they could do the drawings with it included. Would your builder consider a owner supplied, builder installed scenario? Our builder is being very difficult with regards to the appliances They are saying that they will not provide a credit if we go with our own appliances. If they are being that stubborn and inflexible, I would be looking at other builders, and not afraid to tell them that!! Remember that at the end of the day, they work for YOU. You are paying them for a service as well as a product, and if you aren't happy with both of them then consider spending your significant sum of money on a better provider. I would normally, but we have already spent a considerable sum of $$ (15k+) till date, so it wouldn't make sense to pull out now - we would lose more than we gained. AS well as the fact we have already given notice to our tenants. I guess that's how the builders suck you in - get you to pay as they go along to the point it is too expensive for you to pull out.
