I see stage 4 has now been released very exciting. This will be a good forum to view updates on the estate leading up to land titling next June. Good luck with your build with Carlisle. They were one of the builders we were considering along with Porter Davis but in the end selected Metricon. Hope to see this grow leading up to next year. Our Lot is 327, and your Lot? might be neighbours lol @ the time of purchasing most of the lands were too small to fit the home we wanted, then had to change house plans when we found out townhouses will be alongside us hah we regularly check on delaray website too see if the properties surrounding us were getting bought. So glad they are selling quick. We finally see the two properties that will be behind us with the release of stage 4. its hard to imagine now but as time nears and when the roads are done reality hits also our wallets lol I'm glad the land is relevantly flat and surprisingly we got credit back for our site costs, but we still don't trust those hidden future costs while building. lol this land blew our budget but it will be worth it in the end touch wood Re: Deleray Clyde North Villawood 6Jul 19, 2015 8:18 pm Yes, I'm always checking the website too. Still not sold either side of us yet. Hoping we don't get 2 story houses each side. We are lot 302. I still can't beleive we are building, it's all happened super fast for us, still doesn't feel real. Always said I would would never build. So this is our first new build too. They packaged our house and land for us and fixed the site costs so don't think we get a refund, but interesting you mention that, I'll be asking the question that's for sure. We had our colour browse yesterday and surprisingly we are under budget. I was worried we had blown it but so far so good. For now... I'm so excited! It's so far away though! I'm not too sure on house and land packages for site costs as we did ours separately, we did consider house and land but the homes we liked weren't packaged so decided to do land first lol on two storeys our original choice was single storey until we found out the possibility of townhouses being built along side us, so we decided to go up as well so we all get too share the sunlight haha I'm hoping the Lot beside us does the same then we don't feel so bad. The whole process is mind blowing my hubby has time outs on house talks lol (I think he's just dreading the landscape part) lol we are just tidying up a bit of our house plans and have locked our build prices until December. Finances done it's just the waiting game now and looking for anything relating to building to save dollars lol It's always good to hear others experiences within the estate. It took us half a year to look for a builder and prices just kept going up on both lands and homes. Glad our search is now over Re: Deleray Clyde North Villawood 8Jul 19, 2015 9:20 pm Very close. Your block is a good size! We'll have to catch up for a drink to celebrate when we move in! Selling our house wasn't even on our mind for at least 5 years but a developer knocked on our door and it was too good not to take, so we thought about for a week and the next thing I knew we had signed the contract and sold. Then a few days after that went looking at suburbs and popped in to display village to have a quick look, then all of a sudden we were building a house. Picked the house that day, found a good sized block and deposits were paid. I'm still pinching myself that we have actually made a decision so easily. I knew exactly what I (we haha) wanted so that helped! We are Renting our house back from the developer after settlement till our house is finished, so it worked out perfectly. Yep, we have time outs as well. My brain is constantly thinking about it. I'm constantly looking at things. Trying to decide on what will look good and what we can do after to save etc. So many things to consider and hidden things as well. I just want to move in already! We'd all deserve it by then hah You sounded like us, we accidentally found Delaray because we missed the turn off to Selandra Rise lol We went in when Stage 1 & 2 were just released but sizes didn't suit us. So we asked for future sizes for next stage and they looked promising, then we waited I think all Stage 3A are good land sizes for people who love space. Funny about selections and brain thinking lol I'm finding myself looking @ home facades and colour matching in my neighbourhood lol you have to get things right from the start haha We went to the Metricon Studio and witnessed partners were debating on things already lol oh the things we look forward too lol And of course it has to be exactly what I (we) liked haha know the feeling Re: Deleray Clyde North Villawood 10Jul 20, 2015 6:52 am Haha oh no. We went to Carlisle colour browse on the weekend. We have pretty much everything picked out already, just a few things to research. The front colours are hard! It's hard to picture everything, hope it all looks good once it's built. Deleray Clyde North Villawood 12Jul 22, 2015 6:46 pm Hello Unfortunately Nothing confirmed on our slab until the day. Fingers crossed when th@ time comes At the time of our Preliminary contract our Sales consultant did mention th@ based on our location most slabs are M, also our previous builder said the same. Any additional costs of course we have too pay. Metricon's estimated site costs for our build was 16k which was pretty reasonable for two storey as Porter quoted 18k for our single storey home which required larger slab. We paid our 1000 deposit to lock in our fixed costs for the home. We supplied them with our land settlement then they contacted us to let us know th@ our site costs dropped 5000 sent us new contract to sign with new costs. 16k to 11k still a shock but we are still keeping 16k in budget "just incase" all the jargon talk of our engineer plans our fall of 600mm will be @ the end of our driveway not house. Our site costs are included in the total price so it was : Flashing, retaining walls, footing adjustments, site works $11,069 Council requirements, bushfire, temp fencing, sediment control barrier $7,125 Recycled water, smart wiring $4,899 Our prices are locked in till December too but then we pay $500 a month to keep it till the land settles. Re: Deleray Clyde North Villawood 14Jul 22, 2015 10:16 pm Oh ok our costs are pretty much the same then even though we are with two different builders, great to know then, so many bad stories on getting ripped off with site costing but seems to me we are on the right track Hah we were the same on Slab, they did explain it but too much information to take in at the time lol All I can recall was the soil on our lands required an M Slab but anything more than th@ will be additional costs more difficult terrain. Ours are fixed so if it costs more it's the builders problem, they aren't going do it so they lose money so Id say your pretty safe. Land titles June knowing our luck might be earlier, we shall learn through stage 1 and 2 they title month before us if I recall, it's next year but time sure is going quickly that's why it pays to be super super organised lol you must show me your colour selections sometime, still unsure about mines it's a toss up between greys or Browns.
