Browse Forums Building A New House 1 Dec 15, 2008 2:38 pm I've been looking around the internet for a while but I can't seem to find a good house plan. I'm looking for something in the 1200 sq ft range 2 or 3 bed preferably with attached garage. I want the kitchen and living room to be open concept. Most of the plans I find that match this description are usually very plain looking houses that you see at every street corner. Any house that I find that has a unique and nice looking exterior is either to big or not open concept.

where are you planning to build at? not sure where you could start but it might interest you to have a look at the plans on the homeworld website? might give some ideas? http://www.homeworld.com.au Re: Can't find a good house plan 7Dec 16, 2008 2:06 pm I would suggest that you start by collecting some images of front elevations/ exteriors that you like.
Then try to find a suitable floorplan with a builder, and when you have found one that you like ask them to upgrade the exterior to suit the pictures that you have. First question: do you include the garage in your 12sq desired size? If so, that makes for a tiny house--a double garage is nearly 4sq, leaving very little space for three bedrooms, laundry, storage space, kitchen, bathroom, dining room and living room. It was a perfectly normal size when it was built in the 1980s. No garage - those were luxury extras, along with things like ducted heating, air con, fancy kitchen appliances etc.
Compared to the houses we grew up in, we thought we were living the high life with two bathrooms and a walk-in robe. Not that I'm recommending them *shudder*, but Porter Davis has some new smaller house designs in their Smart Living range. I don't know where you're building, so that might not be much help, but maybe one of the floor plans might appeal. They're one, two and three bedroom choices, although the floorplans don't seem to want to download. I've just finished designing a 2/3 bedroom 116m2 house in Perth (I live in NSW), which surprisingly enough seems to have plenty of space. The 116m includes 14m2 of covered outdoor living/dining space but doesn't include the garage (134m2 with single garage). The house has an open plan kitchen/dining/sitting room which flows out into the garden. There is also a separate tv room, which has a fire place and library and can be closed off completely for use as a guest room if necessary (this is the 3rd bedroom). The house also has 3/4 distinct garden areas so that it feels more spacious (garden views from every room in the house) and the definition of these spaces into particular functions means that the garden space overall becomes a more useful extension of the rather compact interior space. It would be interesting to know why you are interested in a small place? Is it rude to ask whether it's a matter of budget, experience or because small is green?
