Not sure on the benefits, we love our ducted heating in the house we are in now. It's all very exciting, we are airing to do colour selection because our land isn't ready and we are waiting till for as long as we can before we d. Although I have everything already sorted in mind. We hope to have everything ready to go as soon as it titles. We have just put our current house on the market, to fund this build. So hopefully it all goes well and we only rent for a short time... Our land isn't ready either but we are attempting to get everything ready so as soon as our land titles we will be good to go. We are having to sell our current house to fund this one so we want to minimise time renting. We have some idea of what we like and have a couple of things pick but will get a better idea on the day but we wont be rushed into deciding. We are unsure on the front we have a couple of facades we like but might adjust the amount of render on it (reduce), but really what to see what it will look like. we have also extend the width of the garage and am adding a window in it, so we need to see how that impacts the look. It was due to settle in September so hopefully it may be ready a year later, we have to sell our house too! We will move in with my parents thou so won't have to rent as long as we all get along! The land is waiting to finalise the draining issues, they have to drain under a hwy so have to wait for VicRoads to say the ok. We have extended the garage too so as to allow a car thru to the backyard but it will be the width of the land, if you didn't decide on having a window you could get the garage door with the windows? We aren't making the garage door wider but having it sit to the outside edge- going to use the extended bit as a workshop/storage. We looked at moving in with the father in-law but the is 5 of us so it makes it a bit hard, would of allowed us to save some cash if it worked, hopefully it works for you. I'm having my cake and eating it too with the garage we have widened the front door from 4.8m to 5.2m and put a through door in the rear 2.4m and the window will be between the front door and the garage door(pushed over like yours). Our land is 18m wide which helps.With building I am downsizing my garage even with the mods we have made, I tinker a fair bit so I need some space to work. We have a 17m block or a little bit wider at the front so will only have a metre down the other side and the garage will sit in the fence. Um the window in the walk in pantry has come in and out with us so far. We are still deciding. If we do it, it will be a slim line one at the top. We've seen some with a full size window and they are great for light but reduce to much shelf space for us. How about you? I think the only windows/doors we have left standard are the facade and laundry sliding door, all the others have nade larger one way or another. I cant wait to actually see drawings of it with our changes. We havent really changed any of the house floor plan. Have you made many changes? The only expensive one was a mock casement one and this is a floor to ceiling feature. Our Build Thread - JG king Memphis Re: Our second home 1st build- JG King Memphis 16Jul 11, 2015 5:18 pm We don't have that kind of W.I.P, but hubby likes it if we did then we would have a narrow window over the bench but under shelves at the top so it let some light in but didn't take away stoarage space as you said. We have facade windows the same and bedrooms, but have changed the media and retreat to be bigger for more light and the family we have made into two narrow windows for the TV to sit between and then the sliding door to alfresco has been made larger. Our floor plan is fairly well as is, I have been looking at plans for around four years and have found plans I'd liked but would make changes to and when we found the odyssey 2 we liked it without making any changes(except for the garage being wider), we have changed the W.I.P door so that its in the middle and we can have room for shelves on three sides now. And I think we have changed the laundry door location so it faces into the bathroom rather then the hallway, just because. We have plans of some of our windows being changed etc I really can't wait to start building! We drove past our land today they have started to do some footpaths around the lake area. Yeah I found the prices quieter good with the windows too! We quite liked that too its at our local display. I see you your thread you made the trip down to see it. With the Eaves we had planned for 450mm the whole way round, but it has come back the on the east side of the house we have a clearance to boundary issue. So our opitions are no eaves on the east side or P\Move the garage 200mm over to the boundary on the west side and have 200mm eaves on the east side. My question is will 200mm eaves do anything other then be visual? Or what would look better no eaves on that side or a little eave? i wondered if the little eaves would look out of place? Thoughts? To add perspective the red circled area is the effect area, an the picture is not 100% correct it's not 2.2 m to the fence it's only 0.2 m as we extended the garage. I didn't know you could, anyway, what is your reason to have eaves the whole way around?
If it's to protect from weather (one of the reasons why I want them) then go with the narrower eaves, being at the side of the house as long as it's finished nice at the corner then you shouldn't notice that it's that different, better then not having it. Having said that I think eaves don't really matter so much on that side of the house??? Also being that it's so close to the other house it shouldn't matter too much not having them. If your wanting to be able to drive down to the back of your house moving the house across won't be any good, except that you have the garage access which then shouldnt be a problem. But I also just had a look and notice you have a verandah on the sid of the house so your probably not going to want to move the house across because you may eventually entertain out that side and if it's too far across it will be small? So I would probably do them smaller then not have them. Re: Our second home- JG King Memphis- Eaves question 20Jul 19, 2015 6:32 pm I reread that, and think you meant to move it across you could have smaller eaves but if you leave it as is you would have to have no eaves? having said that I still think being so close to the boundary there should be protection from the weather so not having them should be fine. If you could have smaller eaves without having to move then I would do that. But if not then I would just leave them off and save so money. We are building a second dwelling and are currently selecting window and door frames.
