Hopefully we can have some action on site soon. In the meanwhile I will put down a bit about our story to this point. We came upon the decision in July last year to knock down and rebuild on a block of land which has a rental property on it. Over the next six or so months, we proceeded to completely bamboozle ourselves with the project home extravaganza. Many trips to Homesworld Kellyville, two near-tenders (including $1500 wasted) and months later we realised that we weren't going to be happy with what the project homes had on offer for our block. We came extremely close to building with Rawson but the only way the design (Benham) would fit nicely would be to cut and fill the block and put a slab. We didn't really want a double story home and preferred floorboards to tiles. When Rawson told me they "don't do" floorboards, I kind of started thinking they weren't the builder we needed who would cater to our specific wants, needs and also the site. The site had some slope, somewhere just over a metre and is roughly 512sqm. It was possible to avoid a completely double story home by putting the construction on bearers and joists and going for more of a split level design. The problem was, most project builders don't construct this way. We wanted to avoid a cut and lots of retaining. As such, we bit the financial bullet and decided to go for a custom build. The architect was a person who had done some work for a friend of ours and was our first choice. In November, thus began the process of drafting and redrafting but they captured our simple wants very quickly in two concepts. We chose one, tweaked it and the design was drawn before Christmas. They were excellent and very quickly had a package for us to submit to council. We were in council by late March, after shelling out lots on all of our tests and plans and still not sure how the loan would pan out with a baby on the way. With a bit of gentle prodding from me they had our DA approved before Easter. Poor baby, I pulled that 'baby on the way card' more times than I can count! I'm sure the universe will punish me somewhere.. After that, fussing around with finance and here we are. Not long now till start! Yep it just suited that slight slope of the block better which you can see in the pic and allows for a traditional hardwood floor (Blackbutt select grade). Ha Re: our custom knock down rebuild - Newcastle NSW - demoliti 20Jul 16, 2015 1:44 pm I'm using the thread to diarise the build for myself, too so you may not find it all interesting! Action on site today with the internals being ripped out for demolition. Tomorrow they will check/remove asbestos. Hopefully it is only bonded in the eaves. The big machines next Wednesday maybe with demolition expected to take about a week, hopefully finishing up next Thursday. The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 20049 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes.
