Browse Forums Building A New House 1 Jul 01, 2015 9:55 pm Hi Folks, have been lurking for a while now, reading heaps about the experiences people have with the various builders, and their individual builds. We've been on the hunt for a knock down in one of the Melbourne Bayside suburbs for a few months, and finally bought an 850 sqm block today, with a house on it that we'll knock down to do a rebuild. At this stage, we believe we're looking at building a Porter Davis Marbella, Rochford, and we also quite like the MainVue Emporio home. We're going with a volume builder, because we've been given an indicative price of around $20k / sqm for a custom design/build, which will blow us out of the water financially... We've got a long settlement, which will let us sell our current home, and a family house that we can live in for the duration of our build. We went with Boutique Homes for our knock-down-rebuild (still building). I've had all sorts of nightmares with them. I'd NEVER BUILD WITH BOUTIQUE HOMES ever again. We ended up spending around 14K per square (lots of upgrades etc). Send me a PM anytime - happy to give you the wisdom of my dealing with a nightmare of a builder. My bestie is building in Hampton East, she is happy with her building process so far will find out their name (sure she has told me), they are a bayside specialist. Re: Bought our Land 7Aug 22, 2015 8:22 pm Well, a small update - we've got our current home under contract at the moment, after 10 dates on the market... a result of what I think was an awesome sales campaign... Over 110 groups through on 4 open for inspections... Now the fun of deciding on a builder and design starts... We like a couple of the Urban Edge designs, as well as a Carlisle, and a Porter Davis... The deciding factor may come down to who will let me provide my own subcontractors to do our hybrid solar and hydronic heating, as I want control over what is installed... We're waiting for quotes on: Marbella 42 with: - 1700 garage extension - laundry chute (very cool) - study/lounge - upstairs master - games/alfresco - multi-zone ducted refrigerated A/C - hydronic heating - instant gas hot water (all my plumber mates hate solar hot water) - supply own appliances In the Rochford 40, our option list was heaps smaller, as the house has a few more spaces we can tweak to what we want from standard: - 1700 garage expansion - ensuite/WIR change (we don't want to have to walk through the ensuite to get to the WIR) - upstairs powder room - multi-zone ducted refrigerated A/C - hydronic heating - instant gas hot water (all my plumber mates hate solar hot water) - supply own appliances I'm still struggling to get a straight answer if I can get some power cabling roughed in for hybrid solar prep before the walls are sheeted, as well as roughing in my own CAT5/6 ... I guess that might cost me a few slabs with the SS... Our Bayside KDR Thread: viewtopic.php?f=31&t=78298 Re: Building Bayside : Design Selection! 9Sep 01, 2015 10:07 pm So we believe we've eliminated the Marbella from our build project - by the time we finish the build, we worked out we'd have one more living space than we really need, so we're down to the Rochford 40, with the following options! • 1700 Garage with rear roller door • 450mm upstairs eaves • Internal Entrance to Mudroom • Rumpus/Alfresco • Move pantry door to enter from Butlers Pantry • Ensuite/WIR • Powder Room to upstairs WC • Hydronic Heating • Grey Water provisioning for toilet flushing • Refrigerated Ducted A/C - hoping to change to Daikin to improve energy rating • Own Appliances - currently thinking AEG oven, cooktop and rangehood • Inter-room and floor insulation • Colourbond roof • Delete Solar H/W • Own Appliances Facade, we're liking the Balmain facade, with a mid-brown brick and off-white mortar - one of the appeals here is that it means we don't get a balcony, which would be street facing, and a bit of a waste on our block. Should have confirmation in a couple of days that the house will fit on the block! Looks like we have about 8 really big trees to remove as well as all three boundary fences are completely buggered and in need of replacing... What do you anticipate you will do with this space? Use as a butlers pantry? We also have quite a number of trees to remove that we hadnt really anticipated. I think we were in such a rush to secure the land we didnt really have a good walk around the land assessing what was currently there. I think some of the trees can come down with the bushfire planning requirements as they are within 10m from the neighbours house (we dont have a house on our land). maybe look into this before you knock down the current house to save getting a planning permit to remove the trees. Its a bit of a pain the owners of the land didnt actually enact this rule before they subdivided the land. Re: Building Bayside : Design Selection! 12Oct 19, 2015 4:17 pm Thanks @pobie ... We went back to the drawing board, and did the rounds of the PD displays again, and have priced the Hoffman 39, with a few tick boxes, and some of our own additions, and the price has come down quite a bit. Considering we liked the Hoffman from the start, we should have gone with our gut... We're about to put our deposit on the Hoffman 39 with Standard Builder Options: - Grand Alfresco - Deluxe Bathroom - Separate WC and Dry Room and our requested options of - 1700 Garage with rear roller door - 450mm upstairs eaves - Window upgrade to Stegbar - Brick over upstairs windows (Dare to Dream Inclusion) - Internal door to garage (Dare to Dream Inclusion) - 2590mm upstairs ceiling to accommodate brick over windows - Hydronic Heating in lieu of Brivis ducted - Daikin Split System A/C to specific areas in lieu of Brivis ducted - Colourbond Roof, sisal condensation barrier - Instant Gas Hot Water - Rinnai 32 Enviro (7 Star Rating) in lieu of solar hot water and booster - 2700 x 700 glass window behind stove (droooool) - Fridge Water Point (niched) in Galley - Own Appliances We're also probably going to ditch the flooring package in the Dare to Dream which is worth about $11k, and get one of my mates who is a carpet layer to do the carpet, and get Bamboo or Engineered Hardwood for the general area flooring, as we intend to have a pool at some stage, and don't like the idea of the HDF backed flooring crapping out with water on it. At this stage, not sure what we'll build, as we only found out last week at our first tender appointment - site costs up by about $55k as a result - meant our build was out of our price range - we're gutted We have our colors all nutted out, just need to get the other logistics in order... Hydronic heating is hot water through radiators on the wall... Very efficient, and dust free... Which puts the ridge pole of a 2 story over 9 metres, and all second story windows would need to be obscured... Completely inflexible on site cost... Plus, we reckon the house would look like the one in Up!, sitting on the edge of a cliff... At least if we change to a single story, the house won't look stupidly high...
