When you take out walls and cut carpet in the middle of the room you need to put smoothedge down and restretch etc. Better add another $300 for that. So, after all that I think your budget is between $15000 and $20000. The actual building work is crucial to get right as far as costs go and obviously sight unseen is pretty difficult but you are actually doing a bit more than renovating one bathroom! Believe me there are plenty of traps for the unwary - I know because I've fallen for every one of them at least once!! Thankfully we get the opportunity to learn from our mistakes (fix them!!) and move on but you have to live with them if you make them on your own project! BTW the one hour wall framing/demo jobs is a bit misleading, reality will be quite different by the time everything is prepared, framed and finished. Hope it goes well for you. Interesting to read your conversation! I too am about to have a bathroom completely pulled out and a new one, including floor installed. So far quotes have been from $22,000 up to as high as $40,000. Considering we are getting everything replaced, new floor and moving the bath and shower to a differnt location in the room is low to mid 20's a reasonable cost? Would I be better off doing the pull out myself and then contracting each of the trades seperately? Thanks. Josh.
