I did go look at the trend windows, but narrowed down to 2 window Suppliers that we liked better, and it came back a lot cheaper too with the quote. Talk about too many choices! Just choosing the windows alone was so hard! Who would of throught windows are not just windows! My 'non building' friends thinks I'm crazy talking about this and that of a window frame. (First world problems...) Which 2 did you like better and who did you go with? You can PM me if you dont want to write it here. There was only about $5000 difference in cost between the 3 companies we looked at. Trend was not the cheapest, but they weren't the dearest. We also looked at 2 other companies that i didnt even get quotes from as i wasn't happy with their windows for various reasons. Very happy with mine now. I try not to discuss my build with my friends, don't want to bore them! That's why i come here!! Are you out of council yet? How many weeks has that been now? Do you know what the hold up is? We were 12 weeks in council Hi gandn, glad to see progress with your bricks!!! I love your bricks!!! But can't find the extra money to upgrade to the dry press range. Windows: we narrowed it down to GJames or Walco Aluminum both full commercial grade windows. My builder uses GJames they look like Trend, the window frame are thinner looking, while Walco Aluminum's window frame are for flat and wide looking... I'll be lover the moon still. It's 10weeks already. Communication with council is minimal so don't know if they are ok with our amendments. Just checked out both window companies as I hadn't heard of them previously. They both do what looks to be lovely quality windows. What colour are you doing for bricks and windows? As long as it's done correctly, which I believe it will be, it can take as long as it takes As with the rest of our build so far I believe weather is going to play a factor in it. In the end though I'm very happy with how it's turning out. Just had a quick look at a few houses bricked with the Topaz. It's quite a nice colour and will go well with the surfmist. Who submitted your plans? You or your builder? Even though ours took 12 weeks to be approved we knew what was going on for the most of it. We had received a couple of letters and phone calls. Yes, I would be ringing the development officer in charge of your proposal to find out if they received your amendments, was there anything else required and a likely outcome date. We are going privately through a friend of ours for our joinery not a company so can't help you with that one. Re: Our OB project... 150Jun 15, 2015 4:15 pm We submitted our own plans ourselves, since our architect was based in Bella vista, he said it's easier that we submitted it ourselves since its auburn council. He helped do the copying and followed up in the changes etc. just got off phone with council officer, he is reviewing it again this week, then make recommendations to supervised midweek, then if the supervisor doesn't find any issues next week, then it goes to the admin people to issue the approval. So I'm thinking end of June, early July! I think I need a holiday. I hate waiting. Hope to god, they approve it. Then 4 weeks with engineers! I think realistically the build will start early August, and that's if the everything aligns, including the banks, since they will need to re-approve. I want to go get quotes for stairs, and joinery, but so not motivated, so I'll wait till everything gets approved. My builder is itching to start, he was optimistic that everything will be ready end of May. We waited 8 weeks for our engineering plans after the 12 weeks in council so know how you feel. So how's it work with your custom builder? Is he more like a site supervisor or project manager and you have to organise all the trades or just what you want? Do you have specific places you have to go to for stairs, tiles, bricks, etc? No more updates from me on our build. It's raining AGAIN! As much as I want the house built I also feel for trades like bricklayers. Must be hard to earn a decent wage with this kind of weather. Alkira homes - Elyse15 Our OB project... 153Jun 16, 2015 8:49 am 8weeks with engineer! Oh no way! I hope my engineer isn't that long! The builder he builds the concrete foundation, puts up the frame, Hebel floors, plumbing, roof, gyprock walls, installs all door. He is a carpenter by trade, so will do most of the work. Then he has a list of preferred providers of stairs people (southern stairs) window (ie GJames), tiler, kitchen maker, Etc we can go with them or choose our own. The contract had words such as schedule fee, prime cost, provisional sum I get confused sometimes with what each includes. We had a cousin who did owner builder, so we have all their contacts too for 3 quotes re-assurance. We are very happy with the job the bricklayers are doing. Wish I could say the same about the bricks atm! Quality of size and shape is an issue. The bricklayer is having to hand pick out the duds so to speak. Hopefully the next lot is of more consistency. With the price I'm paying for these babies you would think they should be perfect or thereabouts. Not too many more photos as the brickies have only been back 5 days of which it's rained for 3 of them. Can someone please tell this rain to go away for the next couple of months!!! Brickies were quicker than we anticipated with this rain so we had only done one full roll on that side as we're hoping not to put too much up to get wrecked with the rain. Luckily for us there was enough room to slide the next sheet down and tape the 150mm overlap. Should be enough wrap now to keep them going for a while. They're yours (unless you ended up in one of those cheaper arrangements where you don't own the rights and the build will be tendered… 2 802 Looking to tile the facade pillars rather than rendering. Builder is quoting 2500$ laying cost for upto 10msq. The 2 pillars come to be 16msq. So laying costs are 5000$… 0 8920 0 3644 |
