I think the reason we are still waiting is that they reckon our site works have blown out, I still don't know the full details but they have said that we have a really high fire rating so have to put in thicker glass to all the windows and different seals on the doors plus we have to build quite high I think ours is 900 and to top it off they reckon we have clay. We had allowed $40k for site works but they reckon it's a lot more, she wouldn't tell me an exact figure over the phone so am waiting till after the long weekend to find out. Just wondering if anyone else is having problems like these???? Signed off on Septic system on Friday just gone. Went with the big Filtrex System. One we don't have to do anything to for the most part. Have pre start tomorrow. All very exciting Our site works came in at budget... and the house sand pad was lower than expected. All smiles here. Just cant wait to get out there! We just said what one we wanted and paid the $2000 deposit. Do you have pre approval for finance? That's always a good idea. Be aware there will be BAL ratings, sand pads and you will need a septic system. Can range from Low through to Flame Zone (stage 8 varied from BAL Low to BAL 12.5 to BAL 19.) Costs depend on that rating, and the house itself. BAL Low means no cost. BAL 12.5 on average varies from say $5000 to $10000 (could be more depending on the house you build), and BAL 19 from say $10000 to $19000. Every builders pricing is different, every house is different so will require different things. Really hard to explain. Big tip though... A house with a tiled roof is cheaper to BAL proof than colorbond. We initially had colorbond, but when we had to get the BAL rating, the cost difference between the two options at a BAL 12.5 was $4000. so we changed to a tiled roof. wasn't what we wanted to do... but tiled rooves are growing on me now Just wish we had have chosen tiles in the first place. the hold up cost us an extra $500 to go back to drafting etc and held us up by 3 weeks. I know that the Shire and Developer are both going to be very onto it with the BAL rating's here on in. I know that they will be able to give you a fair idea of what the lots in stage 9a will be (probs a 12.5 I'd assume). If you are already liasing with a builder they can suss all that out for you. Start with asking the developer and shire though. The developer are probably having BAL rating report done prior to releasing the lots... I don't know that for sure, but they would be able to tell you. Regardless of septics, sand pads, Bal ratings... These blocks are still so much better than a standard 500sqm's in say Baldivis. The value is there without a doubt. Even if the block costs you $400k -$420k (lot price plus with all those extra things... that will only get you 550-750sqm in Baldivis. Or 400sqm in Honeywood. Need I say more? haha. And I dnt know that is what it'd cost... im just making a point on the overall value. Are you looking at these lots to purchase one to live on? or to rent out? I see you have built multiple times before? Our slab hasn't even gone down yet and I am over it.
